    why no piccies of the bedrooms ?

    is the yard worth a piccie ?

    whilst we can see the view, we cannot see the useable space belonging to this house

    there are lots of colours in the sittingroom - 3 different ones on the walls - 2 different coloured settees - maybe 2 cream "throws" might even it up a bit

    the white goods (top right) look reallly really wide - if it has been taken with one of those fish-eye lenses this may mean your kitchen is really tiny

    i would retake the outside shot from more full-on to the house, as its a lot fence at the moment

  • i think the sofas in the living room need a throw or something over them to make the room seem more modern especially when compared to the kitchen and the dining area. also there are what looks like empty baby bottles in the dining area picture.

    no parking mentioned on the property, thats a big turn off for me with the price of that property. not mentioned what the council tax band is, thats helpful to know since it has been put on the website, but no actual band.

    still think a floor plan would help create a good impression.

    I think the outside pic is good but could do with a little bit of sunshine. The inside is interesting, not sure the pattened paper by the fore place looks good, a light plain paint in my opinion would be better. I agree the two sofas need to coordinate somehow. Table looks to be pushed into a corner, gives the feeling the space is really small, pull it out and make more of a feature of it.
    The kitchen really is tiny isnt it, your pic does nothing to disguise this could the pic be taken from the other direction?
    I think you have a lovely home but to sell it you need to make t feel bigger than it is. Well done, no clutter.

    My first impressions

    kitchen - the picture has been widened and makes it look like you are hiding a thin kitchen.

    front room - the fireplace - can you clean that black mark off the bricks above the fire - some plain throws over the sofas, and take that awful vase of blousey flowers off the fire surround.

    Apart from those, photos of the bedrooms and the garden would help. Ditch the one of the field.

    Not a fish eye. The picture has been cropped to a different aspect ratio from the space it is meant to fit - and your browser expands it to fit the space. It looks dreadful. As Zazan says, as though a narrow kitchen is being hidden. Far better to ahve a picture of a narrow kitchen than a picture which says you are trying to hide a narrow kitchen

    From an agent's point of view and after having spent hours and hours listening to what potential viewers want to see on an internet listing, I would suggest the following.

    1) Lounge picture makes the lounge look fairly small, could it be taken from a different angle OR can the agent take a couple of shots to show the whole room?

    2) Kitchen picture is awful, looks like they have taken it portrait and stretched the image to fit landscape - get them to re-take it

    3) No pcitures of bedrooms - makes buyer wonder what is wrong with them, same as no picture of bathroom,

    4) No picture of garden - is there a reason for this??

    I agree about the front photograph, it's not very eye catching, a brighter day should sort this out.
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    The living room ceiling would be better painted with a matt finish. A shiny ceiling gives a room an institutional feel.
    I like the mismatched sofas, I'm sure they look better in real life, but the paint on the wall next to the wallpaper needs be be the same warm tone as the wallpaper. White/green/blue doesn't work. Other than that, it's nice.

    The lack of off street parking might be a problem for me.

    that seems a bit rude :eek: I think they look fine.

    The house looks lovely to me - I agree that the kitchen pic just looks plain odd and it would be nice to see a bedroom and possibly a bathroom, but on the whole I think it looks great
