OMG....Lets XL have just called me back. Yes the tenant has an insurance policy in place.....but hey ho....there is an excess of £150 on the claim. The carpet wouldnt cost any more than this! What the FFFFF.....0

So the excess has to be paid by the tenant or ultimately by the guarantor - it depends how far you want to take things.
Personally - I would kill her with kindness, get her out of there, rectify anything you need to, get some new tenants and do things properly next time.0 -

We could make it worth our while tho and get a quote for cleaning/re decorating etc, damage to the property (condensation) caused by her not opening windows, drying wet clothes on radiator, not using heating etc.0 -
gromit - calm down and just accept this is going to cost you a lot of money and you wont get any of it back - that is landlording for you - it may not be fair, it may not be right, but its how things are .......
now please just answer these questions which are really important
1) when did this tenant move in ?
2) Did she pay a deposit (often called a Repairs deposit) ? (this is nothing to do with insurance or any of the schemes you have mentioned up to now)
3) was an inventory of condition signed by both agent and tenant on move in0 -

We have written to the tenant and she has received it as she called my husband last night.
The tenant moved in in August 2008.
She did not pay a deposit to the agency. Just signed up to this insurance that they were running at the time.
Yes, they did an inventory and took photos...

Just really that everything was to be in writing from now on and could she provide us with a written termination of tenancy as a text was not acceptable. We have not had anything yet apart from a ranting phone call last night demanding to see copies of the damp proof report.
My husband intends to write again tomorrow if she does not respond. It can be put through her letter box whilst she is at work.0
