If you are worried about posting the link, you could do it for 5 mins or so and then delete, which is a little more secure.
It may be very useful to get honest impartial feedback, but then I would say that as I'm nosey!

To be quite honest there is only ONE reason you cannot sell ..... its because the price is too high. The market has fallen 20% over the last year or so.
Why not just reduce the price and get rid of your "headache"

Well, I don't think your EAs have made the best of it.
This two storey maisonette offers excellent sized accommodation and is accessed from a private entrance on the ground floor. It includes a fitted kitchen and large lounge diner opening onto a South Facing garden. To the first floor are three bedrooms and a newly fitted bathroom. The property is close to the centre of Prestwood, a designated area of natural beauty, and therefore convenient for a comprehensive range of shops. It also backs directly onto open playing fields. Three bedrooms, spacious lounge/diner, kitchen/breakfast room, double glazing, private gardens, no upper chain
My changes in red, nothing worse than things being mis-spelt and not making much sense. The feel I get from the pictures is that nobody really lives there-I think it needs to be completely empty or have your furniture in looking nice and homely. I think the EA could do much better on the description, if you would like to compare it with something I have put on rightmove I will PM you-it's very different.
Is the bedroom picture with the single bed in it of a double or single bedroom? If it's a double, it doesn't look like it, and none of the photos have been taken from a good angle to show off the size of the rooms.
The bathroom looks fine, although I would perhaps move the cleaning things and get a better angle. It looks like your EA has been kneeling down to do photos and I can't understand why!
Maisonettes aren't everyone's cup of tea, I'm just going to have a quick look at sold prices for you in the area, but there's lots to think about above. I hope you don't think I've been very harsh, I know it's an awful thing to go through and it can be very difficult to sell when you are emotionally attached.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0 -

i agree that maisonettes aint everyone cup of tea. i live in a diffrent area to you. my 3 bed semi with large garden large drive and move straigth inness is only £124,950 so in this area your house is high price....but like i said all areas are different.
it seems that its upsetting you more and more each day and you are a little too close to it (i cant blame you, if my mum died i would just curl up in a ball).
maybe you should just try your very best to ignore your brother and take a deep breath, leave it on the market and just sit back. the more you stress about it the worse it will get until you end up hateing the house full of wonderful memories.
i really hope it all works out for you

It's nice, clean and empty, but it maybe appears a little unloved. I think the estate agents need to flag up that you have a garden as it wasn't apparent to me at first (maybe I'm thick though!)
You need a better picture of the garden, maybe taken through the lounge doors rather than the odd view from above.
Front of the house is nice and neat and picture of the views is nice, but personally I would put it further down the photgraphs, I'm more interested in the kitchen and bathroom.
Wider angled shots of nearly all the rooms would help, but especially the bedrooms and living room.
Is there a shower in the bathroom?
I would move the random things in the corner of the almost empty room, and put the cleaning things in a basket in the bathroom, You have done a fab job of making the rooms minimal, but maybe they could be 'dressed' a bit more, ie flowers, lay the table etc. (for viewings)
I presume you are a council leaseholder which would put people off a little, as would a maisonette rather than a house. What is the areas reputation?0 -

You're right, I've emptied a lot of my Mums Stuff and still have mine in boxes - don't even want to put pitcures up for the holes in that walls. But I do take that into account - one EA even said " I assume noboby lives here"! I know!, All the other pics taken before never showed the bottle of bleach and his angle doesn't show a good perspective - also I've not removed the lables on the sink nor loo since they were installed cause they're just too sticky! - But yes, OK!

I much appreciate your comments. If you did a search on RM, propertys for under, say 200K, with 3 beds you'd find I'm the only one. Then if you extend your search criteria to the same but under 170K within a 3 mile radius, taking in the 2 closest largest towns, you'll come up with 5 available properties for sale. That's what I don't get, I'm up there with a mobile home and properties in very undesirable areas.0 -

Thanks Monkeys. You're right about the stress. I want to curl up now for just a few months over the winter with just me and my cat and forget it all. I also think it'd be good to have SOME time to reflect on things and remember, ie don't forget my Mum who I loved so very much. Someone said how important that was as if I don't think about her in my heart then where will she be in my life.
Ooh, getting emotional. I need to go through this process of grief and rememberance before I move on. Re: House is very different from when she was here, no clutter, no crazy colours, no people round all the time - so yes it's been my home to 35 years but is not the same.0 -

Thanks Englebert. It's unloved, unlike it used to be as when I redecorated I thought it best to keep it sparce. Had to sell it - Statue Que etc. I agree better pics of the garden, just did the edges and everything - BTW anyone else noticed the roses and fuscia blooming at the moment (mid Sept)?
Yes more wide angled pic, No no shower installed. thought I'd leave that to new owners and yes dress rooms up more with flowers etc.

Yes Council leaseholder, well Housing Authority now but I thought it being larger than any new build flats in south bucks and, well, I can't tell you how precious that little south facing garden means to me -not overlooked, see the sun rise, the stars, the red kites and other birds, kids playing, football on a Sunday. That, in itself, is a great selling point.

Hi Bootski, I am so sorry you are having to deal with all of this at such a difficult time...
It does look like a lovely maisonette, and the kitchen an bathroom look fine to me... In that case it does seem like a case of either rubbish estate agent, or the wrong price. I can't see the roof thing putting people off - they'd just accomodate that in the price whether before or after survey...
Do you know anybody else who has sold something in your town recently, perhaps try and get a recommendation for another estate agent - it can make all of the difference... A good estate agent will be able to justify to you why they want to price the property at a particular level using examples of property that either they have sold or other agents have sold in the area... if you don't know anyone but there are sold boards nearby, why not knock on the doors and see what they thought about their agent?
Also in terms of pricing, if you know what your mum paid for it and roughly when, you could use the nationwide house price calculator (google it) to assess whether the current asking price is appropriate...
