    i am still awaiting my fixtures and fittings details for the house i am going to buy, but from what i have been through so far i don' t think it will be straight forward. How stressful is this moving business and everything can easily get blown out of all proportion

    If you've made an offer on fixtures, fittings and especially contents - insist on a full viewing the day before exchange of contract.

    This is what happened to us:

    We made an offer on a newbuild house that was a probate sale - the elderly couple had only lived their a couple of months, when they popped their clogs. it was fully furnished and equipped with top of the range stuff. And modern too. There was easily 10K's worth of stuff and we agreed 2.5K for all the contents, via the solicitors.

    About a week before exchange I had a dream, that the house was empty. I insisted we went for another viewing, and was gobsmacked to discover the the old dears greedy heirs had pulled a fast one. Basically they'd done a "old for new" exchange job on the entire fittings and contents. The king size new Slumberland had gone and a 2 part pull out guest bed (which was filthy) resided in its place. Modern light wood dining units were replaced with dark wood tat that looked circa 1970's MFI. Even the wrought iron garden bench had changed into a couple of planks knocked together and painted red. etc etc etc. Yet, on paper, it appeared to be fine - there was still a "bed" and a "dining unit" etc in the property!!

    We pulled out. Our solicitor commented that 'many buyers find out that the contents are not what they were expecting when they move in'. We were the first people she knew who had caught it pre contract.

    We have just moved into our new property ad all I can say is trust no one - take photgraphs of everything you agree on buying - Ours vendors took down the lovely curtains and replaced them with nasty ones that are gathered so much on the floor they could be used as a bedspread! And we thought they were nice people.

    TAKE PHOTOGRAPHS!

    All I can say is I hope they have sorted their mail forwarding service otherwise everything will be returned to sender.

    dear me - why are people being so petty?

    we are leaving almost everything for our first time buyers - including leather sofa and chair that we only bought in December !
    we couldnt get another chair to match for bigger house so thought it would be a nice gesture

    am even leaving a mirror that cost me £150 cos it goes nice with the fire surround !?!?!

    i also wouldnt dream of taking curtains and poles and make people have to replace these when they move in - moving is stressful enough
  • Might be worth checking the list for the 2 options

    1, Oven
    2, Cooker

    same thing to me, although on out list all that was ticked was the cooker & the oven was ticked as none in the property.

    I find it so sad that there are so many mean spirited sellers around. I wish they were all like sunflower! I wish I was buying your house!
