Can anyone point me to the regulations that say you have to leave gas cookers?I'm a Forum Ambassador on the housing, mortgages & student money saving boards. Sorry I think that's rubbish. Surely all they have to do is leave it safe. If they get a corgi guy in to cap the gas mains off and take the cooker with them, they have done nothing wrong. Thanks Bob, at least I know.
I have now spoken to the EA who thought the cooker was included otherwise he wouldn't have included it on the details. He's going back to the sellers and is going to mention that its petty to take with lots of other bits and bobs.

I'm just going by what the Estate Agent told us.It's not easy having a good time. Even smiling makes my face ache.0 -
I think he may be getting his electrical fittings mixed up with his gas fittings. If you remove your antique chandelier, you can't just leave 2 wires sticking out of the ceiling and you have to put a light fitting back. on the fixture and fittings sheet that solicitors use it states:
"If these are to be removed it is assumed they will be replaced with ceiling rose and socket, flex, bulb holder and bulb."

I recently moved out of a flat and took my (lovely) gas cooker with me. Didn't leave anything else. Just the bayonet fitting.
If I were you Silvercar, I would go back to your solicitor and say that you were unaware that they were not leaving any fixtures and fittings and that your original offer was made on the assumption that all these things would stay - after all the cooker was included in the ea details and who could anticipate the removal of dimmer switches!
All that stuff adds up in price. My vendors took the curtain rails, and I didn't mind because they weren't my taste anyway, but these things are all very well when you're just buying a couple for one room, but to get rails for the whole house makes you wince a bit. And you end up (like I did) spending the first few weeks holding curtains up with duck tape while you try and find some rails you like!
I agree with you - so much of it's just pointless for them to keep. What are the chances they'll actually reuse any of that stuff? Definitely go back and talk price.0 -

Someone posted the exact same thing a few months back - and it turned out to be an error - the vendor just ticked the wrong collum. Hope this is the case here0
