Your opinion: Buying a house next door to a Pub

We've viewed a property recently and are thinking of making an offer. It's a terraced house at an asking price of 275k. What concerns us most is that this house is next to a local Pub (converted from two adjacent terraced houses), which we consider as quieter than average and shuts around 11pm. The pub uses its big garden as an extended area, so people sit outside especially when the weather is good. The pub's garden is next to the garden of the house we are interested in.

We have been to the pub during its busy hours and feel the noise wouldn't be a big problem to us. But we really don't know whether this is a risky investment as one day we may need to sell the house, and the Pub would be something to put off potential buyers.

We've been struggling with a decision and would like to know if you would consider buying a house next to a pub and if people on average would stay clear of such a property in your opinion. Thanks for advise!

If you're questioning it now, anyone who you might want to sell it to will question it as well. Personally, I wouldn't, but I like peace and quiet and brew my own beer in the garage!

I'd prefer to have visited the house during the pubs busy hours!

Each to their own but in this price bracket I wouldn't think it was something I'd do, you may someone who looks for this as an attraction; is this a premium for the fact its next to a pub?

The high price should have nothing to do with the pub. It's all because this is a relatively expensive area.

It shuts at 11.00 now, but that might not always be the case.

What type of area? In a village or a larger town? How much scope is there for the clientele to change if management changed?

Where do people park when they visit the pub? Would you have off-road parking?

I lived opposite a pub for 13 years and it was never an issue. For the most part, it was a quiet, well run place - the occasional fracas but very rare. Closes bang on 11, looks lovely in the summer with all the flowers/hanging baskets.

However, I would never buy one next door. If they ever get sky sports installed be prepared for every England match to be a very noisy evening with the neighbours and as for if they decide to have a karaoke night.......

saying that, there are 5 houses directly opposite it and in those years they all went up for sale once and all very quickly sold, so the pub didn't seem to be a huge sticking point.

I had a friend who lived opposite a pub and next to an Indian takeaway - the local bus stop was right outside her front garden

pubs change over time thats just a fact and yes it will put some people off if not most!

But ultimately you will be living in the house and if it is what you want then go for it, you need to be happy in your home and remember that is important
