I know Z, I know - but compared to where I am, its about £50k cheaper - I live in a hilly version of these same houses.....

Thats beeyoootiful. It has even more garden than my current property. And more rooms too, since it has a conservatory. And its £200k, in pristine condition. It is insane, isn't it.....

Various options, Seaxwyn. In bulletpoint form

- I don't like living in the suburbs any more, I need more life, more local to me.
- moving more centrally in this town doesn't feel like an option - its too expensive for one thing, and for another its too bustling/busy/*young*. Plenty of people my age of course, but truly moving here was always kind of a mistake (20 years ago, lol!) I don't feel much attachment to living here, tho its still a fantastic place to visit.
- even if I were to stay here in this house, it needs serious levels of work done to it to make it comfortable - the retaining walll, at £4.5k, is just safety - there's rewiring, replumbing, remodelling, as the Americans call it - it needs an investment of £50k, no doubt about it.
- even if I kept it and did the maintenance, and then rented it out while I b*ggered off to Spain in a camper vanits a house that would always need a lot of maintenance, simply because its on such a steep slope.
- I pay a premium for living here, but I don't want to live here, particularly - so it makes sense to move.
- I need a mainline station to London - Haywards Heath and Three Bridges fit the bill nicely. Both of them have houses within my budget that are within walking distance of the station - important for me (I'm currently within walking distance of a suburban station, but only just - its a half hour, which adds a full hour onto any journey). Its also important for any clients that come by train, because I'll continue to see clients from home.
- I'm not sure about *any* of this, not life-and-death sure. I like the cachet of living here, embarrassingly.
- moving to a cheaper, but still nice, area would enable me to have a house thats done up without the pain of doing it myself. I'm giving up a lot of capital growth in doing that, but it was always my intention to fund my retirement by downsizing. I'm doing it early, okay - nothing wrong with that, especially since the age when I get my pension has been put back by the government by nearly 5 years!
- I've learned my lesson that I need to care about upkeep and maintenance just as much as the next person, so I'll do that in future - but there's too much in this house, its become a big renovation job, and I can't do that and work from home at the same time: when I *did* have money, that was one of the main things that stopped me.
- if I do want to rent out, I think the houses I'm looking for now will be easier. My present property would rent out, eventually, but its not the sort of property people look for when they come to my town. HHeath and 3Bridges are ideal for people working at Gatwick, as well as stations up and down the line - commuting distance isn't too far from anywhere, and I'll be much nearer to the main station than I am now - its now 4 miles away, as I said its a suburban station thats actually within walking distance.
