Hey Dave, thanks.
When you mean 'stripped back' do you mean to the bare plasterboard? What about the sealing tape thats used to join the sheets...?
If I strip all the lining paper and then PVA the wall would that work? Or because the original paint seems to be a problem will it just add to the issue?
A last resort I suppose would be to get someone to remove the plasterboard and just renew the sheets on the 2 problem walls which could then be painted?
Any idea of how much that would cost? (2 x walls approx 16 ft long, by 8ft high with skirting and coving).

I agree with Dave , looking closely at one of your pics there seems to be staining around one of the cracks, and it seems that all problems occur as soon as the walls are wetted one way or another,might be that your problem is more than cosmetic, the actual plaster board seems to be at fault. renewing might be the only answer,
is this an outside or internal wall that has the problem by the way ?I used to be confused, now I just don't understand:rotfl:

I'd experiment with a square foot or so, of the existing wall as a sort of test bed. Pick an area where bubbling has occurred. Rub it down again and see if it appears damp. When dry, apply PVA and see if primer/paint holds on top of that. If not, rub down again, rough up the surface (deep gouges) and apply a thin coat of gypsum plaster. Try sealing / priming / painting that and see if it holds. And so on, with any other ideas until you find one that works. Then roll out the same treatment, cautiously to the rest of the wall.
As I said before, do wait ages (say 48 hours) to allow each coat to dry before applying the next coat of anything.

Being a decorator i am very interested in this thread.
It seems to me that it is obvious you have a alkaline problem.
The only way to solve this problem is......
Strip/sand the wall back to bare plaster. This will be a pain but the only way. Once you have done this, to be on the safe side, treat a small area of the wall with a suitable Alkali resistant primer/sealer. Leave this for 2 days.
If no problems then apply 1 full coat of the afore mentioned, then paint as normal.
This problem is nothing to do with your paint, or your decorator. This is impossible to detect and all boils down to the original application.
Always treat fresh plaster coated walls with a watered down emulsion( 20% water) on new plastered walls.

HazeyJ: I've been on to the builders, the management company and NHBC. Each blame each other and claim they cant help...however the builder (BOVIS) is complete joke! They always promise to return calls, and pass the case onto a manager... In about 30 calls I've not been contacted once! I'm now awaiting (so far 18 days) for a response to my 'written formal complaint' from the customer services Director. -Useless builder! :mad:
George and Paul: I've sanded the wall down and tested an area with normal Matt emulsion as I've been told the Supermatt is really only intended for 'new' plaster walls. Its better, but still patchy.
The wall is an internal wall and I'm pretty sure its not damp. (The marks on the pic were from where it was sanded).
One night this week I'm going for a sand down of the wall and a full PVA!! This is the only thing I've not done (but have used the Dulux Primer Sealer).
It still appears the emulsion is absorbed into the wall which I'm hoping the PVA will fix. The lining paper pic is not it 'falling' from the wall, thats how easy I can pull it of the wall! (No scraper or water required).
I'll have to be a bit careful when sanding as the wall IS only plasterboard, and too much sanding will rub away the paper layer and leave me the chalk filling!
Of course the fact that 3 people have now looked at my walls and scratched their heads is a bit of a worry...
I'll keep you all updated with the process, and any comments\advice always welcome.
LittleJo: If it would help I would! But I think that would cost me a load, and I might still end up paying for it! ....Ummm, anyone know a cheap Hitman...

I suggested PVA early on and still reckon it's worth a try. But, for good reason, others thought it was a bad idea and they may be right. I'd stick with the test patches, especialy with PVA, until you ascertain whether PVA solves the problem or makes matters worse.
Don't risk the whole wall!

I will speak to a surveyor I know tomorrow about your problem. It might be a couple of days before he gets back to me tho. Ask your management company who pays the building insurance as it might be the freeholder. If so speak to them direct and tell them you are making a claim on the building insurance. Give your management company a good telling off too and remind then that you pay them to work for you as a leaseholder/freeholder. Let me know how you get on.I love this site :beer:0
