Govt Mortgage to Rent Scheme/Will it save my house?

Have now received 2 threatening letters from bank saying they are going to start legal proceedings due to level of arrears on account ????? Why???? We are going through the mortgage rescue scheme, they know that and told me they fully support it. I am guessing they are computer genrated so rang them yesterday to find out whats going on. The guy who normally deals with my account is on holiday until later this week so they promised another adviser would ring me back yesterday to discuss.
Still have heard nothing. Great
The HA sent a company in yesterday to do a safety check on the gas heating system. Just to add to the problems they condemned the boiler and shut it down due to a gas leak!! What I didnt realise is that as soon as the rescue is completed due to the age of the system the HA will be replacing the whole lot with new boiler, tank etc,so thats good, but in the meantime we need to pay out for a repair so we can have hot water until then !!! More expense
we have solicitor appointment v soon so hope to know more then.

Solicitor Appointment today. It was a good meeting, very nice young lady. At the end of 2009 she had dealt with 3 completed mortgage rescues, now, she is getting 2 new mortgage rescue instructions a week !!!!!
She completely understood my battle with getting on this scheme, she said the lack of knowledge and communication between all involved has been sparse. The scheme was never advertised properly and people were put off in the early stages through lack of professional assistance.
From my point of view I have battled and struggled through these last 11 months with it. I can completely understand people who would have given up at the first hurdles, for someone to reach a point in their lives where they need this kind of help you can bet they have been through the mill to get there, to have to fight for a scheme with little outisde help, its no wonder they gave up with itso sad.
But here I am, all documents signed, everything is now ready for completion. It now all depends on the mortgage lender writing off the shortfall. Solicitor was understanding, she could see where we are coming from. She has an email address for the person at my mortgage lender who deals with shortfall sales, I have it too, have done for a while thanks to someone I met through this forum who went out of there way to help me in the early stages, and to whom I will be forever grateful.
So its now a waiting game. Do I dare hope we are going to get this? Will keep updating and thank you for reading.xxx0 -

Just wanted to say thank you to the OP for sharing her journey on here and for all the really useful information given by everyone throughout the thread.
We are considering enquiring about the MRS and would like to ask a couple of specific questions?
1. Is it best to make your house as presentable as possible before the housing association see it with a view to making a decision?
2. Does anyone know of a couple who doesn't have children, but was accepted on to the scheme under the 'vulnerable' option because of long term ill health of one of the couple?
We are at the point of considering selling our property and renting privately. If we did go down this line we would borrow money from family to 'tart up' the house to get the maxim possible sale price. We don't want to start any 'tarting up' if it would not be the best thing to do from the MRS angle.
Thanks for any advice.0 -

Hi Nellienewbie and thank you for your kind comments.
I cannot answer both your questions but can share my experience for Q.1. Also, I only know how the Housing Assoc responsible for Mortgage Rescue in my area operate, it could differ in other areas and with other HA's.
For us it wasn't the Housing Association 'themselves' that valued our house. They appointed an Independent valuer/surveyor to give them a price. They also sent round their own surveyor to look at potential repairs needed to the property to bring it up to the 'decent home standard' they are required to abide by.
In our case if the rescue completes (we are at the last hurdle!!!!!) the HA will be sending in contractors to carry out works necessary. So, I do not think by 'tarting' our house up we would have gained anything to be honest. Obviously we made sure the house was as clean and tidy as possible before the survey, but weren't in a financial position to afford structural repairs.
We felt the independent valuation was fair and the HA offered 97% of this, as is the rules of the scheme.
Good luck with your application, and if I can help any further, just shout

Youre welcome. Just on my way out, sorry to be brief but I will send you a pm x0 -
Don't worry about sending a PM angie, as you have enough on your plate and we haven't even spoken to CAB yet, but I will shout if I think of anything else I'd like to ask about.0
