    On thr serious side as per you previous comments i surely have proven to be an amateur Landlord but there is no institution where one can go and learn these basics. Thanks to people like yourself for highlighting and helping others. Also an opportunity to learn from one's mistakes.

    I really would like to put this right if possible? I not please, advise for future tenancies and your tips may also help others in a similar situation
