    LHA and housing benefit are always paid 4 weekly in arrears - are you sure it's not just that?

    Until the due date, it won't paid by HB department.

    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

    It's in the first post - £400 per month. Just multiply 400 by 12, then divide by 52.

    She might be getting £400 every four weeks or she might be getting £400 a month - the two things are different - but thanks for your input. :T

    By the way you forgot to ask her if she has permission to let her property out from her lender :D

    Let me know which BRMA you come under form this link - I suspect she is entitled to two bedrooms as she has two small children of the same sex.

    There may be some light at the end of the tunnel with this situation.

    Forget all the doom mongers - you will get this £400 if she sticks around (even if she does not give it to you - and whether she likes it or not) BUT you need to get her switched over to LHA - this is the tricky part.

    I will advise you on this bit once you have answered my questions

    I think i may just deliver a letter by hand and advise her that my option are to go ahead possbily issue notices via courts of law to gain posession due to unpaid rent (it depends on wording doesnt it) however, I would like to give her an opportunity to pay off the O/S rental payments via a pre-agreed payment method.

    How does that sound to you ?

    You do not need to go to court with my method.

    Is it possible you can just answer the questions I am asking you.

    Why are you asking if you aren't going to listen to the answers? Socrates is a very knowledgeable poster and is trying very hard to give you the solution you ask for. I have advised you to send letters recorded delivery so you have a paper trail yet you want to hand deliver so you have no record at all. You don't even know how old your tenant is - this tenant could run rings around such an amateur landlord.

    I guess you are actually receiving LHA then as this is in line with the £100 a week you are receiving - even though you are yet to confirm this - despite being asked several times.

    Bored of this thread now - but I tried!
