What is my home worth, what to offer, downvaluations - tips

We have to give 2 months notice on our rented house and we don't really want to pay more than a couple of weeks of both mortgage and rent. If we told a seller we could move in in 2 months would they think this was good or would we be better being vague about how long it would take? We are just about to miss the window for this month so would it be better to wait to make an offer until it is closer to 2 months until we can move in rather than closer to 3? Thanks.0

I've found that this one tends to be a bit on the high side in terms of valuations.0 -
