And a very happy Friday! House-buying is such a minefield, isn't it? Dinah, you've obviously clued up and you know what you want so go for it! The only thing I'd say is not to bank on things you can't guarantee (such as future earnings and even maternity pay)
If you'd asked me about predicted earnings 5 years ago when I graduated, it would be a lot more than I'm on now!! Same for a lot of people, I imagine - I blame the government, but that's a whole other story
Maternity pay is written into my contract, so unless I stop working here, they can't take it off me! As I say if NIM doesn't progress I'll have to keep working, it's not the end of the world. While you might not be earning what you thought you would, neither am I - but in the other direction! I'm a fully paid up member of the 'see where life takes you' school, who knows where we will be in even a year.

Thank you, the annoying % was getting to me so I transfered a little bit over to the ISA to round it up. We're saving about £1k a month, so we could buy and get married next september with a 10% deposit, or wait until the following spring and have about a 15% deposit.... Don't know how or if the extra 5% affects the rate they give it to you. I'm also like that too and that's why I have moved from Ireland to Scotland to England and now relocating to another part of England!!!
Luckily - our flat in Scotland has been rented out with no problems since the day we left (touch wood) so the mortgage pays for itself! However, living with that attitude has meant that OH pursued his dreams by doing a 2 year music course & I have lived somwhere I always wanted to, so well worth it!Total (Aug 19):€58,567 Now:€26,947

I agree with what I think is the general concensus - house buying and indeed any future planning is so open to so many differing factors that you're best off just planning as best you can and seeing where life takes you.
