    Point missed though.
You rented a house and thought it worth the extra to have more room.
When selling, it is not an individual thing. The EA will value the house from a point of view that it is 3/4/5/ bedroom etc.

Why would me requiring another room not still be the case when buying? How can my requirements for renting be so different from mine for buying - I had no conservatory yet knew I wanted one. Surely this is typical of many buyers, I can't be the only one that feels a decent conservatory is desirable over none. And yes, I would have paid a few k more to have one. If this covers the cost of building it, I don't really care. I just know to me I'd rather pay a little more for a conservatory than not.

If number 1 and number 5 ____ Street are both put on the market at the same time, and one has a conservatory and one doesn't, though besides the conservatory, both house are identical, it rarely increases the price of the one with over the one without.
The only thing likely to be effected is speed of sales and potential buyers.

Got any links to prove this? All I've looked at (whilst hard to find similar properties), have charged more for a conservatory. Also surely the speed of sale and number of potential buyer raises the chances of getting asking price (or above) rather than not having one?
