how much would you say a conservatory is worth?

I have put pot plants out and the door is ok but wouldn't do any harm to give it a bit of stain but I don't think you would see that from the drive as it is quite long. The front of the house is basically lawn and drive but you are right something must be amiss.Smile though your bank is breaking:)0

Having seen the details (by PM) I would say that the front of the house DOES have excellent 'kerb appeal'. So I doubt that has anythig to do with it. Touching up front door and pot plants is NOT going to make any difference. It is a good looking house.A retired senior partner, in own agency, with 40 years experience in property sales & new build. How much value does a conservatory add to a house?
Very little unfortunately.
2 homes ago, i had one on the back of a 4 bedroom house (Home counties). £16K to build and it didnt add that amount back to the value. It was an excellent job though and quite large. i didnt have it built for profit though. I had it built as a playroom.
Its a bad idea to add one hoping to increase value without a doubt. Add one because you want the space and for no other reason.
Also, it obviously depends if its attached to a 6 bedroom house in a sought after area or a council house on an estate.
All relative.
How can you not agree, then in the next breath say you have never had one and know nothing about them???????I don't agree......then again I have never had one and wouldn't choose a house based on whether it had one or not.

I live in a crabby council house in the North of England
and were having a conservatory fitted, but then we have a large garden that can handle it. I think yes, a conservatory would add value, but only when done properly. 0 -

It could be Wales, Soutern England or NE England. Just a turn of phrase
If a conservatory would put more than £3-5K on the price, i would be amazed.0 -
£365k is a VERY high value for a house, do you mind telling us where it is, what size etc?
As others have said, buyers will decide the value, not surveyors. HTH.Get to 119lbs! 1/2/09: 135.6lbs 1/5/11: 145.8lbs 30/3/13 150lbs 22/2/14 137lbs 2/6/14 128lbs 29/8/14 124lbs 2/6/17 126lbs

Strange.
I didn't say I knew nothing about them I just said I wouldn't chose a house bsed on whether it had a conservatory or not. You don't need to personally have had one to have an opinion on whether they add value.0 -

I've lived in places both with and without, and I prefer with but only if the garden is still an acceptable size. Its an extra room after all, during the summer anyway. I would be wary of ones open to the house though, because of heating costs.0
-
How then would the opinion be of any use to the OP if that was the case?
Oh don't be ridiculous. Are you saying that, unless you have personally had a conservatory, you can have no valid opinion on whether it adds value? What tosh! I've never had an extra bedroom or bathroom added but my opinion says that those both add value. Is that opinion irrelevant too?0
