how much would you say a conservatory is worth?

    Do you have a piece of string??

    It depends: Size, location, does it ruin the rest of the property (eg no garden left)??, is it new & perfect & wonderful or a pile of s**t and falling down & leaky.... (for a start..)

  • Is it useable during the whole year - heating/air con etc. The vast majority of conservatory's can't be used for most of the year as they are either too hot in the summer or too cold in the winter. It wouldn't be a selling feature as far as I am concerned - I would rip it down and replace with an extension that could be used 12 months of the year.

    I like conservatories, but lots of people seem to have really bad ones! My GFs for example looks great, very well made etc. but its a small garden and the damn thing eats half of it! She wants to knock it down and make a smaller one, in a better position.

    Of course, everyone has different needs.
  • About 5k max around my area, if that. Its just a bonus if you get one, but I wouldnt pay any more for it.

    House valuations are not an exact science, that will be why your valuations are different more than conservatories.

    I had six valuations of one house and every one was different, and between the lowest and the highest was a 25% difference. Many EAs seem to have about as much of a clue as someone walking in off the street.

    but this was a home report by a chartered surveyor and unlike getting a valuation from an estate agent, I had to pay up front before he came to give me a valuation so I didn't have any choice but to accept what i was given. I think this is a fundamental flaw in the system - it removes any choice by the seller - unless anyone else can tell me any different.

    Chartered Surveyors take a lot of their comparables from nearby estate agents. Some Estate Agents are Chartered surveyors. Some local estate agents could value a house far quicker than a surveyor who works in a wider area.

    Different surveyors will always value houses differently, perhaps because we all put a different price tag on different features because we all want different things. If you disagree with a valuation then I don't know exactly how it works in Scotland but there is potential down here to swing a different decision if you can provide enough comparables to show them to justify your own valuation.

    The conservatory will add something which does bring the margin down between the two properties.

    doozergirl, I spoke to the CS and he was adamant that even if i paid for an update then he would not change his valuation. It just seems odd that there is such a gap between 2 houses within 5 minutes of each other and another house has come on the market which is a smaller house than mine and is o/o 355 so i can only assume their hip valuation is again higher than mine - there must be something i can do to change the valuation. I dont want to change the price but i have it at the same as the valuation so someone is bound to offer less. I just feel stuck with this valuation.

    I'm not really that familiar with your system but if your house is worth what you think it is then you will get the offers anyway?
