Unless things have changed landlords are limited in how much they can increase your rent by - as said if I remember correctly (IIRC) it's 5%. I mean with the same tenant in place.
Not that I'm aware of. They are obliged to do this with a proper notification and can only do it on an annual basis but I don't believe it's capped.0 -

If screening does take place and is too weak to pick up the fact that she has been evicted for rent arrears, then if the landlord subsequently finds out the tenant has lied on the tenancy application form, this can be used as evidence to support an eviction.
If screening does pick up her rent arrears and eviction, this makes her extremely unlikely to be offered a tenancy and if there is a landlord with the stomach for it, there could be considerable conditions imposesd, such as the need to provide a guarantor or pay 6 months rent upfront.0 -
