Hi storm, we haven't had phone call for 3rd survey yet! suppose to be on monday, don't think so though they are probably delaying tatics as you say. Our sellers thinking about putting their house back on market so we might have too, even though I feel so sorry for our buyers.
I would want to hit that solicitor in your chain after all the trouble you've had and i'm not a violent person! I really hope you exchange monday, what happens if you complete but move the next day then, as I thought legally you had to be out on day of completion?0 -

Thank you for your best wishes! Went out to celebrate last night a little bit worse for wear today lol.
ES, my solicitor had requested funds weeks ago as we were suppose to complete end of Aug so B Legal had that request in hand and had notified my solicitor that they would release funds ready for 12th, but just had to make sure all insurances were in place before they would give permission to exchange before the Monday- that's why there isn't much of a gap between teh exchange and completion. I was told that they say it can take 7 days as well but if your lucky it can be only 5 working days.
Fingers crossed for you both- take care guys.

You can use your own solicitor, but they will have to liaise with Beacons firm as well who will do searches etc. for the lender.0

I do thank you for all your help, you have kept me sain through this whole process......
I have spoken to my sol on friday, he was in the process of getting all the titles etc to Beacon scottish sol (Optima), my date of entry is 30th I am getting a little concerned that Beacon's sol will not be able to do their work for then? I have been told that funds are reserved? In your experience do Beacon's solicitors work well with client's solicitor. My solicitor doesn't seem too worried. I am just freeked after all the horror stories and time delays I have read on here. I have concluded missives and this could end up costing me lots of money.

I 'm not sure if my buyers solicitor has requested the funds yet, I have told my solicitor and estate agent that it should be done well before completion cos they run out!! unfortunately my buyers solicitor finding it difficult to cope with, keeps passing the buck to her assistants, so I can never see them being ready to exchange!!
My estate agent has been brilliant(no I'm not kidding), he has definately earned his fee for us. He has been on the phone to everyone involved every day, you can,t fault him for trying to get things sorted for us.
What next I don't know whether to keep going with our buyer or look for another one, it could be quicker or maybe a bit slower, but if they have a mainstream lender it would be less stressful least we will no whats actually happening! any thoughts any one?0 -

How are you feeling today hon? The weekends are the worst arent they as you cant contact anyone!!
I totally hear where you are coming from regarding your buyers solicitor passing the buck!!! My buyers (using Beacon) and their solicitor has been a night mare, apparently she is either never in, will not return calls or passes it all onto her secretary! She has responded to my buyers accusations of being work shy by stating that everything is B-Legal's fault and they wont correspond with her!
Luckily - the one I am buying... she is also using the same solicitor as my buyers so she has been kicking the solicitors backside big time! LOL!
Also - my estate agent has been a little star - he has been on the phone all day every day trying to wade through this mire!
It sounds as though you are almost at the same stage as me?? I am hanging in there with my buyers (by the skin of my teeth!!) as I really dont feel I could mentally go through all this again, so I've got to see it through to conclusion. You could actually remarket your house, but just keep this sale going through and see what develops........ I wouldn't blow your buyers out at this stage.
We 'should' be exchanging tomorrow after the delay on friday (and yes - I could have happily slapped that 4th solicitor into the middle of next week!) LOL! I'll let you know how it goes.
Oh........... and as for requesting the funds......... The buyers solicitor requested the funds from Beacon on fri 25th September, and we must have missed the funding, as you know, as we have been given fri 6th Nov as completion date. ........... (yeah...... right........... a pig just flew overhead!).
I'll let you know if we hear anything tomorrow and just try and hang in there. Trust me, I know exactly how you are feeling - its soul destroying!

Hi storm, i'm praying that you get exchanged today.
Just spoken to my estate agent the buyers solicitors wont apply for funds until 3rd survey done and its not even been booked yet! its crazy my house is not worth less than £85,000 they are borrowing!, got to be delaying us, to the middle of never most likely!!!
might remarket the house while we are waiting, its gone up in value 2.9% nearly £8000, and their getting it at bargain price any way, we might be able to get about £17,000 more now! (well I can dream!)

Hi everyone,
Gosh there are some real high and lows to this company. After 23 weeks of waiting for my buyers to get there mortgage we have now discovered that they won't get october and not likely for Nov as they have now requested more information from my buyers so I have taken the brave step of putting my house back on the market!! I am already feeling less stress.

After 15 and a half weeks of waiting, we have finally exchanged contracts this morning! Got the date set to move for fri 6th Nov (This is due to having no funds left to release in October!)
Cor...... I am grey, wrinkly, stressed and have aged about 20 years over the last 4 months!
To be honest - I still dont trust Beacon and am not excited....... more apprehensive. I'll believe it when I've finally got the keys in my hand to the new house!
ES.......... I hope you have heard something re your survey today? I'm praying that it will be this week for you - then you may be in line for Nov funding also. Have you instructed your agent to remarket it at the increased value? You may as well, as it wont cost you any more, and you never know, if you get a cash buyer, it may all happen before the Beacon one gets sorted!
I'm keeping my fingers and toes crossed for you hun - keep us updated.
Honeymonster...... Congrats again!!! Are you loving it?!I bought a paintpod today but my friend said they are easy to use but an absolute nightmare to clean!!.............. Fingers crossed i'll get to use mine over Bonfire weekend!
Sweetpea......... Congrats on your decision to remarket. We were going to do that today if the exchange hadn't gone through, and like you - I already felt relieved that I wasnt worrying about Beacon anymore, and was just resigned to getting another buyer. If your solicitor is saying it is not likely for November, then they really are stalling and maybe you'll be in line for December funding? (i have no idea when the cut off date for funding is). Good luck!
