    Hi,
    Have had a busy couple of days what with my sister being here and the A-level results coming out.

    All 32 of my A-level students passed their AS exams so that was a real relief - only have to wait for the GCSEs now.

    Past Due have sent us bank details so we have set up their token payment.

    No word in response to my email to the bailiff company who have ignored our previous letter. Rossendales have given us their bank details but have said we need to deal with their 'van bailiff' - unfortunately we only have a mobile number for them and they are not answering!

    Is that because they're easier than they were in my day? ;) I kid, I never sat A Levels.

    I have certainly worked hard for them! And now I'm in the good books at work so that will be a nice way to start the new year.

    It was good fun having my sister here, we drank lots of wine and sat in the garden. We also started house hunting.

    We had an energy assessor come to the house to measure, take photos etc - unfortunately it was Saturday morning at 9am and she was here for an hour! :o A day later we had a chap from one of the estate agents come round to tell us that the house was now on the market, on their website.

    The last thing we heard from the letting agent was that the landlord was 'thinking' about putting it on the market but wasn't going to do it 'yet'. They also seem to think it was fine for us to sit with the possibility of 2 months notice being given at any time, merrily paying the landlord's mortgage, while people come round to look at the house during our weekends and evenings! :confused: I have to say I think it is really rude not to tell us it was definitely being put on the market first, before actually doing it.

    I think the landlord has a bit of a cheek as we were told when we started renting that it would be a long term let, at least 2 years. When we moved in we discovered that the landlord had taken the washing machine so we had to buy one (couldn't do it the first month as we had paid out so much). We asked for something off the rent or a token payment as the house had been rented to us with it - the letting agent told us the landlord refused. Then, because the back garden is grass, we bought a lawnmower to maintain it - cheaper than getting a chap in - again, though this was fine as it was a long let. Less than a year in they decide to sell up and seem to think that we will sit here paying a huge amount of rent with no certainty of when we will be given notice or whether it would be a convenient time for us.

    We have decided not to wait and will be giving them two months notice on Monday! That way we can move in my half term (otherwise I only get 1 day for moving). We started looking for places last week and think we have seen somewhere we like! :beer:It is not owner let, it is owned by a company so hopefully, if we move in, we won't be subject to the whims of an individual landlord. It would be cheaper than our current place so that would be a real bonus too. :money:

    So now we need to sort through our stuff and ebay anything we don't need. It's going to be a busy couple of months.

    Hiya, do you know that the landlord has no legal right to insist you allow viewings? You are entitled to 'quiet enjoyment' which over-rides anything that is in your tenancy agreement. Also you don't usually need to give two months notice on your side (unless you want to!) - it has to be one full rent period, which is usually one month. Hope that helps.

    Hi Fire Fox,
    I don't mind allowing viewings, although it will have to be at our convenience - to be honest I don't think there will be too many as the price is very high (25K more than a house across the road).

    We are going to give two months notice as our new place won't be ready until then. I will also be very happy for the letting agent and landlord to know that we are leaving - he will have to pay his own mortgage!

    Hopefully the move will work out well, the rent should be cheaper and as the place is smaller we should save on bills. Much nicer area as well! It is also a bit closer to OH's work so hopefully will reduce his petrol. But I don't want to count money saved until I actually see it.

    I have been ebaying like mad today, lots more to go on but so far we have 21 items listed including 2 old sofas. I will try to list more tomorrow.
