Whilst I wholeheartedly agree with all you say in your post, it’s probably as well to keep in mind that 1) August is a bum month, and 2) if you haven’t actually had the viewers they can’t be upset by the decor.

After all the financial ups and downs of the last eighteen months, my wife is getting uneasy after 11 days (horror!) with no viewings…

I agree with this ‘all are welcome’ concept. You can call viewers all the names you like, but if you want to sell you’ve got to have viewers.

My wife and I have jumped to conclusions with some viewers. Those conclusions, after a few more minutes are shown not to be the case. Within just two viewings we realised that although a viewer may seem unproceedable at the time, that also can rapidly change.

To get on topic… we’ve had eight viewings in just a month on the market. All eight booked in July, and diddly in August. I feel the explanation is that holidays are relaxing, and house buying/selling is not.

When I was 10 we moved on the last day of the school term, one week before Xmas. I went off to school, parents packed up and moved. When I got back from school the house was locked up and they were waiting there to take us to the new house.

Good time to move. we had a whole week to unpack, get sorted out and get ready for Xmas.

Sounds good to me! I wouldn't want to try and predict a moving date merely from an ‘on-the-market’ date. I can’t see that anyone could ever tell anything useful like that. As far as I’m concerned our buyers can move in any day they choose.
