  • i agree with many responses about how your property is advertised on rightmove - I like to see as many pictures as possible, floorplan and dimensions. And a realistic price! Also make sure it says no chain or quick sale wanted - that would definitely get my attention.

    For what it's worth, I have been casually house hunting for the past couple of months and have requested details of 6 properties from 3 different estate agents. None of them have replied (I gave phone, mobile, email and address countact details).

    I haven't chased these as I am still only testing the water and haven't got my own flat on the market yet. But who knows what might have happened had I recieved details, arranged a viewing etc.

    I was very surprised and I will chose my selling agent very carefully.

    Maybe you could mystery shop your agent?

    August is quite often quiet.

    I'm about to go on the market so hope to get some viewings despite the month as I want to take advantage of the increased movement in the area. Up until a couple of months ago no-one seemed to be moving!

    Well how I go about buying my next property is my business quite frankly.

    I'd be very surprised if an estate agent could tell if I was a 'tyre kicker', as you politely labelled me, from an information request.

    The fact that you are not prepared to put your own property on the market is probably a bit of a clue.

    I have worked in markets (not property) where you do get truly sick and tired of dreamers and wannabees taking up time that could be spent with real buyers.

    I agree with this, once I had my house on the market and was really surprised at the amount of viewings but lack of interest. I got someone to do a viewing and they reported back that the agent opened the front door and announced "as you can see it needs works"

    The house was stone with a red brick floor so was a real Marmite house (ie love it or hate it) and it turned out the manager of the EA loved it but the girl doing the viewings hated it as she thought all the stone should be plastered into straight walls and the floor covered over!!

    Also have you done any research of the area yourself? looked up sale prices of local houses, looked at similar price ranges on rightmove?

    Myself and my partner have been looking on rightmove for sometime now, getting ideas for when we were 'ready'

    We were interested in two properties, a 3 bedroom and a 2 bedroom, both on with different agents.

    We decided to contact both through the 'contact agent to arrange viewing' link on rightmove. We stated on it that we were first time buyers and very interested in viewing the property..

    This was 3 weeks ago and we are still waiting for a response of the 2 bedroom one!! Interesting thing is the price reduced from £85,000 to £80,000 since we put in the request!

    I would be extremely angry if I was the seller and found out about this. My Mum used the same agent to sell her house and they were useless.

    We have since viewed the 3 bedroom property, put in an offer and had it accepted.

    We were inclined to chase them up but the fact that they never acknowledged the e-mail request really put me off. We did 99% decide that we wanted a 3 bedroom anyway.. but who knows!

    Just goes to show..

    Hmmm my last post seems to have passed you by. Never mind, let me simplify for you....

    How would an estate agent know that my property is not on the market (or even that I own one) by me submitting a simple information request?

    Maybe you could also tell me how you discovered that I am "not prepared" to put my property on the market.

    You've made some pretty astonishing leaps of knowledge there and, whilst I won't explain my personal situation to you, I can assure you that I am a real buyer. I just want to take my time, hopefully this is ok with you.
