No Viewings

Hi all


House has been on the market for nearly three weeks and we have no interest or viewings at all.House is in a good area and is in good decorative order.

We told the Estate Agent that we needed a quick sale and to price the house acoordinglty which she had assured us she had...

Do you think we should have had viewings by now or am i being unreasonable.

    I think you have to take into consideration that the market is very quiet and that it is August, the little activity we have seen will almost certainly have dropped off over August so I would expect September to be more promising if the house is priced attractively.

    If you are able to post links then we could give some constructive advice on the details?
    But you really want to be checking that you're being advertised on the major portals as well as in the shop window and in the paper. Also that your house looks good in the photos and that the photgraphs are of a decent quality.

    Detail about the house on those portals also. There is nothing more frustrating for me when looking than a couple of pictures and a very brief description. It takes no effort to cut and paste the particulars onto rightmove or wherever.

    You want the dimensions of rooms included as well so that people can get an idea of how big the house is - I am am big fan of floorplans and would insist on one when selling - as long as the actual layout of the hosue was sensible!

  • Have you asked the EA what the 'click through rate' is on Rightmove? This will give you an idea who is looking and maybe waiting to view until they either have a sale themselves or a mortgage in principle. Lots of people don't want to book a viewing when they arn't in a position to proceed, but will look on such places as Rightmove

    I'm in almost the same position, except on market (fully, i.e. Rightmove and HIP completed etc.) for just over 2 weeks, only one viewing (not interested).

    Is August typically a quiet time of year for house sales? I have just been wondering whether to drop the price soon or what?

    But I am a very impatient person....

    I think August and December are the quietest months of the year. Even in the good times I've had agents say to me not to bother putting a house to market in August but hit the market fresh in September.

  • The ads make a massive difference as a potential buyer I never click on ads without a few pics (more the better) I LOVE the ones with floorplans and room dimensions (would never contact an agent if the ad didn't have these).

    Hopefully you'll get some movement soon!

    No choice on timing of sale for me, it is not my house but a deceased relative.

    That does mean no chain and vacant possession, so should be quick once someone (anyone?) decides to buy it. I'm hoping for a buyer who wants to be in before Christmas!

    I seem to be in danger of hijacking this thread - I didn't mean to, sorry heavensent! I saw your thread just as I was about to post a similar question, so answered yours instead.
  • Our property was on the market for just over four weeks without any viewings at all. Phoned the EA and they told us not to worry - it is just the way the market is at the moment. Finally had a viewing last week and they made an offer which we have accepted (lucky, I know). We have now made an offer ourselves on a property we would like to buy - did not want to go and view it until we had an offer on our own property in fear of really liking somewhere and not buying able to buy it. We also wanted to know how big a deposit we would have for a new mortgage and sorted out a mortgage in principle before viewing any properties.

    Do get the feeling that people are not arranging viewings until they are in a position to make an offer.

    Is there an internet forum for your local town/city which has a property section? You can usually post your property there for free with links to the EA.
