Fixture & fittings - vendor has changed their mind

    They are being very petty and I do sympathise.

    I'm another with paranoia - it's quite a big site with lots of devoted followers. Anybody ever seen anybody they know unexpectedley on here (apologies for hijacking the thread!)?

    Yep, have thought about the meters etc....starting to think like a pro? ;) I'm going to ask the estate agent to find out who the vendor is with for electricity etc. so I know who to contact when I move in and take the readings. I can also be oober prepared and have sourced the phone numbers of 'saynoto0870'. I think taking some spare light bulbs....just incase...will be a good precaution.

  • Im currently in the process of purchasing a 2 bed house which had been rented out by the vendor & she's been so helpful to us already, for example
    she has left all the manuals to all the white goods she's kindly agreed to leave behind, even the service sheet for the gas central heating & oven.

    we first viewed the property when it was being rented & then returned 2 weeks later after getting a 5k below asking offer & stamp duty :j accepted & was shocked to find she had also left us with a 3 piece suit, full bedroom suit, bed & cupboards in the 2nd bedroom, even spare lamps for almost all lights & not forgetting blinds, curtains, tables & chairs in garden, tv cabinet & a telephone & thompson book :rotfl:, this was ideal as all we have is 2 sets of bedroom furniture.

    i have already taken photos to check against the list of fixtures & fittings from my solicitor.

    it just goes to show that some people will go the extra mile to help out a ftb :T

    obviously you cannot let all the extra's over shadow all the important aspects of making the biggest puchase of your life.

    Hi Mushypeas,

    So sorry the idiots you are buying from are so petty!. Some hooks and dowling rods work quite well (if you don't want to varnish them spray them with beeswax polish so you can slide the curtains).

    PS. Call the local suppliers for electricity and transco for gas(nos on the internet for the area) and they will be able to tell you who supplies the property and what the meter nos are. Just in case there has been an energy transfer cockup by any tenants etc.

    Thanks for the top tip bun, I didn't know about that. V.v. useful, thank you. When I have the completion and exchange dates arranged I will start to make some phonecalls.

    I'm going round there next weekend with a digital camera to take photos of what is on the fixtures and fittings list...and of the current state of the wall where the curtain poles are! Hope I'm allowed to do that, but I'm really worried the vendor is going to strip the place.

  • If you arent selling - can you delay the completion date, and inconenience the vendor? I sympathise with you - she may well be the type to leave lots of rubbish behind too!!!

    Hi eileenfromplaistow...wish I could but she's already been v. stroppy about me waiting until the survey was completed before I approved my solicitor to carry out searches! Her solicitor sent my solicitor a stroppy letter saying she wanted to move asap (that was a month ago), then two weeks ago sent one saying she couldn't move till the end of May and would need four weeks between exchange and completion.

    Some people!!
