'Third viewing' question!

    Maybe that is going too far:rotfl:, but I would certainly take every opportunity to gain some info from those viewing my property. I don't like to assume, but it seems the OP is relying on the EA to provide feedback. In my experience most EAs provide very little useful feedback.
    have asked no specific quesions to the EA, neither have they said anything specific to the EA about the aim of the visit.

    i think it is a good sign, but on the next visit i would stay with them all the time with a smile asking if they would like cupboards opening and do this for them .......

    dont forget this is the biggest amount of money anyone will ever spend and it takes some folks a lot of courage to make the decision

    friendliness on your part will go a long way

    I don't think I would let them walk around alone, why was she going through your drawers if you are not leaving those pieces of furniture behind??

    I think 2 visits prior to bidding then a visit while you are waiting to complete is plenty.

    Opening your furniture (non fitted stuff) is totally out of order in my view. I'd let them view again but I'd escort them round and ask them if they have questions.

    Thnak you for all your replies.

    I've decided to call the EA and ask if they did mention anything specific when they requested the third visit, that was not passed onto us, perhaps 'we want to visit again to make sure our furniture/car will fit, or we want to see the boiler model number' -that may turn up something, if not we will play it by ear, see if they mention anything when they arrive, if not we will ask them if there is anything specific they want to see.

    We will perhaps stay with them to 'answer any questions' which is a good approach. We will of course be friendly and smile alot:D.

    We have done viewings as advised by our EA really, and based it on viewings we have done to properties ourselves, we found it was nice to be shown round, then to have a quiet review without the vendor there, as then we could talk more openly, and feel more relaxed.

    I will perhaps review this though, in the light of what some are saying, and if they arrive with an empty ruksack, i'll stick to them like glue (to make sure they dont fill it:rotfl:)

    You could ask the EA to accompany them for this viewing as you are concerned about cupboards and drawers.

    Thats a good idea, I will pray for good weather on the day. They can sit and relax, look at the garden and imagine what it would be like to live here...like it!

    Quick update on this, called estate agent, all they had was that the couple were 'shortlisting' and we had made it onto the shortlist, and they were revisiting all the houses on their shortlist.

    They arrived with another couple who were introduced as 'family members' As there were four of them we let them look round alone (didnt want to make the rooms feel too small;)) again they took ages, stood looking out of windows for ages etc, but at least this time we didnt hear any furniture being opened!

    Later that day we had an offer (VERY low) from someone we could not recognise their name from any viewings, an 'investor' proposing to cash buy on behalf of, and then renting it to the couple who we thought were looking to buy:confused:

    Does this sound odd to you?

    I can only assume that the investor was one of the 'family members' who came along on the third visit?
