'Third viewing' question!

Advice needed on how to deal with a 'third viewing' please.

Our house has been on th market for just over 2 weeks (semi, 175£), we have had lots of viewings, (including a cheeky offer of 145k, so that the buyer could afford to extend if they decided to have more children, and wanted us to pay for it!!!-the EA declined the offer for us)

Anyway, one of the first to view initially came on her own, so we did the usual walk through of the house, then left her to look round herself, she then asked to come back with her husband a week later (who could not make the first view) we did a shorter version with them, and again let them go round by themselves after, we waited in the garden.

They were ages, which I initially took as a good sign, as I thought it must be that they were serious, but they were a very long time, and as the windows were open, we could actually hear them opening furniture (not fitted cupboards, but our furniture, bed side drawers etc, that we would be taking with us!!!!)

Now they have asked to come back for a third visit, no more detail than that. Im half elated, as they may be very serious about buying, and maybe just making sure before they offer, and would not want to discourage them.

On the other hand I dont see what they could have missed on the second viewing, Im not sure what else they would need to see, and have asked no specific quesions to the EA, neither have they said anything specific to the EA about the aim of the visit.

How should I deal with this, They dont need another 'showing' around, but im wary about them going round on their own again, they have already been through my belongings!

Any advice about how to approach this please, and is it usual to have a third viewing without any mention of an offer?

    It might be a visit to clarify any issues. OH and I often have different memories of how things were in a house and the position of a chimney or whatever can alter what you can do to the house. I don't see the 3rd visit as a surprise. I think you could ask them if there was anything in particular they wanted to see again. They will probably say no just a general look but it's worth a go and might give you an idea. If there is a room that you keep anything particularly private or valuable in I'd make myself busy in there or move it.

    I'd never let people look around by themselves, but I have exceedingly high "privacy" issues.

    My eventual buyers almost had to be banned from my house - it was in a tourist spot and they wanted to relocate there and every time they came to the area for the weekend they kept requesting a viewing. I refused 2-3 times and they probably viewed it about four other times before I 'sold it' to somebody else. Then my buyer pulled out so I contacted the EA to let them know and they came round again and made an offer and still came round a further 2-3x before the deal was done.

    It's annoying (it used to take me 2 hours to be happy with the house before a viewing), a standard viewing would take 45 minutes to go round quite quickly (big house) ... and it drove me nuts. I became furious when they kept wanting to view it just because they were on holiday again and hadn't even sold their house, they were also about 10% short of even offering me the right amount too.

    But they did buy in the end.

    VIEWERS - BLESS THEM

    Some places are multi-viewed & still don't sell.

    Some places have no viewers & then the only one that views buys.

    Some view & ooze how much they like it but don’t buy.

    Some seem to show no interest yet end up buying.

    Some spend hours at a viewing & buy.


    Some spend hours at a viewing & don’t buy.

    Some spend 10 minutes at a viewing & buy.


    Some can’t stop talking & some don’t say a word.

    So no such thing as a typical viewer and even when they have agreed to buy some never come back, some have the odd return visit to show friends or family, and some are a pain in the rrr’s & they can’t keep away.

    In your case I think you just have to let them come again. The most viewings we made before an offer was made was six times. But in view of the rummaging through your drawers you will need to be with them when they look around.

    I guess in these times I should be glad someone is so interested to be coming back a third time at all!!

    Great advice about how to deal with the next viewing, I'll keep my fingers and toes crossed that whatever it is they want to double check, they see it, and are happy with it!

    Remember it's only the 2nd time for the husband, as she visited alone the 1st time.

    i would never leave viewers in my house to view without me being in with them, a friend of mine did that a few years ago and had money taken from a drawer in the bedroom, it was them, because the money was payment for a car repair that was being done that morning when" buyers" left and my friend went to get the money to pick the car up it was gone, i am not saying that all buyers are like that, ( they gave a false address to ea so this was a scam) but i would use caution.and go round with them

    I'd be inclined to say you'll come round with them so you can answer any questions they may have when they think of them - make it seem like a it's a positive thing rather than you watching them.

    Personally I wouldn't let anyone view my house unescorted either - they want privacy to discuss things then they can go home and do that.........
    Please forgive me if my comments seem abrupt or my questions have obvious answers, I have a mental health condition which affects my ability to see things as others might.

    Go round with them but stand on the stairs whilst they are in the bedrooms. That way you are not 'in their faces' but are available for questions. Bear in mind this may be the wife's third viewing but it is only the husband's second viewing. I would want to see something twice if I was spending tens of thousands of pounds on it!
