Hi, I would be grateful if anyone would cast an eye over my letter below and offer any advice or suggestions.
Mostly, do you think I've been a bit forward or pushy?
thanks in advance
To Whom It May Concern,
I wish to give notice on my rental property, X street, suburb, postcode. My OH and I will be vacating the property on date (3 days before tenancy end), and I would like the tenancy agreement to end at the end of the monthly period, date.
We are providing 2 months notice as a gesture of good will to allow you adequate time to find another tenant and are willing to conduct viewings during evenings and on weekends at our convenience and with 24h notice. We would request that no viewings are conducted by agents in our absence.
As we are moving back to Australia, it would be much appreciated if a final inspection could be arranged prior to or on date (when we move out), to coincide with handing over the keys and if the deposit could be returned soon afterwards.
Prior to vacating the property we will ensure it is thoroughly cleaned and all outstanding bills paid. If there is anything else that is required to be completed to protect our deposit can we please be informed as soon as possible.
Yours faithfully,
X

Usually there will be something in your contract about viewings. Evenings and weekends/ when you're there is probably not going to work for them so you might want to be more flexible.0

Use Landlord Name if know.
OH ? NOT Good
Put about moving back to Australia first. something like, Unfortunately, due to ** we need to give notice etc. or something such.
Thank them for having you as tenants.
If it through an agent, Who holds the bond, can take up to two weeks to get it returned. I use "the deposit protection scheme" But different landlords do it different. you may even have started your tenancy before the law about bonds changed. If via agent it would need the agent to check and report back to the landlord. You cannot pay all bills in advance, ie utilities run until final meter reading before being sent out. tell utility co's new address and final readings on day you move out.
Hope this helps a bit0 -

I would have thought evenings and weekends would be fine seeing as most people would view then.0 -
No problems at all with that letter, I wish all my tenants were as reasonable as you over viewings :TANURADHA KOIRALA ??? go on throw it in google.0

Thanks for all your replies.
I will check the contract about viewings. I would agree with westv about most people wanting viewings on evenings and at weekends; I remember when we were looking, we had to take days of work to view places.
We have been there nearly two years, so I think that was before the deposit protection scheme was introduced. We rent through an agent and I am never sure who the tenancy person is (they change often) which I why I addressed it as "to whom it may concern".
Don't mind about the deposit taking up to 2 weeks to be returned, we just want to be there when the inspection is done, hence requesting it for the day we are going to move out.
Thanks again.0 -

Are you in England? If so, the deposit protection scheme was introduced in April 2007 so you should have received the prescribed information from the relevant deposit service within 14 days of your tenancy beginning. Write immediately to the agent and request details of where your deposit is held.
Given that you haven't received the details of where your deposit is held, I would not tell them that you are moving back to Australia. They may very well just delay returning your deposit in the hope that you move back in the meantime. They know you will have difficulty chasing them for money from the other side of the world.
Could you give them a friend's address in England as a forwarding address for the return of your deposit?0 -
We might be on the cusp as our tenancy started in April 2007, but we don't have any details of if and where our deposit is protected.
I has assumed that it would be returned to our bank account where our monthly direct debit comes from. Is this incorrect? Then how is our deposit returned?0 -

Dig out your tenancy agreement and find out the exact date when it started. You did state that you had been there nearly two years so that's why I assumed that it was before April 2007.
If your tenancy started on or after 6th April 2007, then your deposit should have been protected and you should have received the required information from your agent or landlord.0 -

Edit : I agree with Catblue about not mentioning the return to Australia.0
