That doesn't make sense - "nearly two years" now, in August, would surely mean you'd assume end August /beginning Sept 2007 as the start?
You're right - it doesn't make sense. Sorry, I meant to say that if they have been there nearly two years, then I assumed the tenancy started AFTER 6th April 2007.0 -
I would have thought evenings and weekends would be fine seeing as most people would view then.
Indeed but when do most agents close? 5-6pm in the week and closed Sunday's.

When viewing rentals, we were limited to daytimes as the lettings people went home and presumably had a life after 5pm. When viewing houses to buy, they were a bit more flexible but I imagine so would I for a few grand!!0

I checked everything last night and didn't realise that we had signed two contracts - one in April 2007 for the first 6 months of our tenancy and then again in Oct 2007 for another 6 months, which is now ongoing.
Our deposit is protected so that is good.
I'm going to change the wording about viewings and make sure that no valuable stuff is on display (from another thread on here). Our contract only says that we must allow viewings of the flat in the last month to allow them to find another tenant. Doesn't say anything about whether those viewings have to occur with an agent or not. When we were looking through this agent, I went to a few houses and had viewings with the tenant only, which was actually really good, because they are upfront about any potential problems with the property or agency. That might have changed in 2 1/2 years though.
One last question. Can anyone enlighten me about how our deposit is returned? We weren't planning on moving out until the day before we leave the country as we don't want to pay for a hotel or impose on friends. Should we perhaps reconsider this?0 -
The deposit can be returned by cheque or direct into your bank a/c. It can be paid into a non-UK bank a/c in your name for a fee of around 15-20 quid. What should happen is that the LL/LA confirms *in writing* to you whether they feel they have grounds to make deductions but once both parties have agreed full repayment, ( or partial repayment if deduction is agreed or the remainder is disputed) should be made within 10 days of that agreement.0

This clause in your tenancy agreement is overruled by your legal right to 'quiet enjoyment' of the property. If you so chose you could refuse any viewings before you vacate the property, and you are certainly well within your rights to insist on 24 hours notice and being present at all viewings.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0
