Gas Safety Check - Should i go out of my way?

    The standard advice given to landlords whose tenants won't cooperate with gas safety inspections or maintenance is to serve notice on them. There are severe penalties for landlords, including steep fines and imprisonment, for those who don't comply with the gas safety regulations.

    For goodness sake, this seems like something where the LL/LA just can't win. If they had simply given the contractor a key & said "here you go mate, let yourself in" or even written & said "the contractor is coming, on xxx date & if you're not there, will be letting himself in by key " there'd rightly be an outcry, and yet the T can't sort out a mate or neighbour to let someone in or agree with the LA for a member of their staff to be there?

    Guess you work for the sort of employer described by MichaelVintner above .

    The bottom line is that where a T is not pulling together with the LL for this specific legal obligation to be met, a LL *can* go to court to seek an order for the contractor to be given access - guess who'll get to pay the court costs?

    the op said he had waited one day and the gas fitter turned up late, once is enough, leave it in the hands of the letting agent.

    Hmm a LL why doesn't that surprise me....what a thoroughly ignorant attitude.

    If he was caught up in traffic he could have let me know he was going to be late, that way i may have waited on for him. I had already told my boss i would be 15 minutes late. If i had turned up 15 minutes late for a job and the person had left for work i would not have been a grumpy **** when i called to see where they were, but apologetic for inconveniencing. If i was his paying customer i'm sure his attitude would have been quite different.

    IMO if he did not get paid for his time he only has himself to blame.
  • thanks people, good advice and fair points.

    Should have explained a bit more as to why i was a bit annoyed, first time the gas chap had already contacted me and said he would be at mine for 8.15am, i waited until 8.30am and left for work. He called me at 8.35am and said 'i'm waiting outside your house where are you?' When i told him i had to leave for work he saw his a*se, grumpily said said well i'll have to contact the LA and make other arrangements and hung up.

    I have no time for people like that but as you say it's for my own safety so i shouldn't let my morals get in the way!!

    Have you not heard of traffic, you waited a whole 15 mins, wow. Have you not considered that the guy doing the inspection doesn't live in your area. Maybe he had to come a distance. The guy that did mine in my old flat used to get stuck regularly on The South Circular which is a car park at the best of times. He had quite a drive.

    Waiting 15 minutes is ridiulous, you could have least giving him a chance to get there or did you expect him to bang on your door at 8.14 (even then I bet you would be moaning that he was early).

    Bet you are the kind of person who is never late for anything and always the first there and rings their friends when meeting up when they are over a minute late.

    Do you want safe gas appliances. Much better to be late for work one day by 30 mins than to not turn up at all because you in hospital or worst of all dead.

    I give up.

    Just get it done.

    if you were my tenant - with that attitude - you would not get your AST renewed.

    this safety check is for YOUR protection - so yes you should "GO OUT OF MY WAY"

    I have just reported my LL to the environmental health for not having gas safety certificates - if you are a !!!! to your tenants, they will likely do the same.

    Do you want to be fined? Do you want to be on a manslaughter ( or whatever the most serious offence is )charge if one of them dies due to Gas problems?

    Get it tested and change the attitude. It could save someones lives.

    I have done my LL a favour in my opinion.

    It is the tenant in this case who is not co-operating over having the gas check done not the LL.

    To answer the original question: YES!!!!!!

    These gas annual inspections are to ensure that isn't any faulty gas heating systems in your home that might contribute to your premature death. Better to be late for work then early to your funeral......

    yet another example of multiple landlord-bashing - dippy just because your landlord was not acceptable does not mean that you should tar all landlros with the same brush - as others have said here

    IT IS THE TENANT who is being obstructive here - but it will be the LL who ends up in court if the LGAS is not provided
