    Well I go to give keys back tomorrow and sign something that mutually releases me from Tenancy Agreement - and the EA wants to look over the property to make sure it is in good condition.

    It is in better condition, as I have cleaned non-stop and finally got rid of the dog smell.

    I have a feeling they are going to whinge over the deposit though, and by the sounds of it, their word against mine.. I have no leg to stand on.

    Furious is not the word. I could just explode with anger, I have never been so stressed out in my life. I mean that :mad::mad:

    Have you taken pictures of everything? Including the new damage to the ceiling?

    When you see the EA tomorrow, get in first before they utter a word. Tell them that you have taken pictures of everything, have personally updated the inventory since the landlord did not do it and you will forward a copy of the Environmental Health report to the EA for their own information. Tell them that the legal team at Shelter are dealing with this matter.

    If your deposit was not protected, tell them that the legal team at Shelter have advised you that you can choose to pursue the landlord through the court for 3X deposit.

    Might give them pause to think before denying you your deposit back.

    Try to stay calm (easier said than done, I know).

    I really feel for you, we had a horrific landlord but at least the house itself wasn't a death trap and the ceilings stayed in place for the most part.
