    OK well, the landlord wants me out and is prepared to give me my deposit back and release me from the tenancy agreement - do I smell??! ;)

    The Estate Agent is willing to offer me further property - a nice little new build house, 3 bedroom, garden..I drove past it... looks a bit small but then I would only have more to clean anyways! And the rent is cheaper. I would not need a deposit, I would however, need to stump up another months rent - no problem.

    BUT BUT BUT

    It cost me money to move in here, connections.. setting up bills.. time cleaning the stinking filthy place...


    Now Environmental health are coming tomorrow.. I am happy with that as I have the kids and really I should only pursue these people if I am staying however... I am still smarting about the Wife bouncing around here blaming me for the damage (and she admitted to the EA that there was confrontation!!! )



    So what should I do? I really don't want to live here anyways, and my lad tripped over the phone cable earlier and has a huge bump on his head :mad::mad::mad:

    The phone cable is loose across the entire floor space... but then they would say it was my fault as I took up the carpet... :rolleyes:... even though I did so because it was filthy, stinking, damp and has slug trails all over it!

  • If the place was filthy, stinking, damp etc why did you agree to rent it? And why did'nt you check the gas certificates before renting?

    When I viewed it there seemed to be work being done. Before I signed the Estate Agent told me it HAD been done.

    The day after signing I had the Estate Agent back here complaining and have done so pretty much every day since.

    I shouldn't have to chase Gas Certs - they should be provided to me within 2 weeks.

    My friend rents through Martin&Co and was handed a bundle of safety certificates and has had a wonderful experience with both LL and EA.

    I think they want me gone over the Gas safety certificates.. because if they really though I had done all this damage here.. they certainly wouldn't be considering giving me almost £600 back !

  • I have many opinions as a landlord but gas safety is paramount. My tenant told the HSE she could'nt find her gas safety cert, he made me provide it by return post or I would been served some notice or other. They have the powers here tell them you want a visit now.

    I have three kids to consider. Even the EA admitted that no Safety Certs had been provided, I daren't use the Gas fire because it smells and condensates the glass - did your tenant not ask you first?

    I made it clear on the 20th of this month what my problems were, but have had no contact for a fortnigh - a text message to ask for rent, then within a short while one angry house owner screeching at me in the street.

    Dippychick, the certs should be given to any T *before* they move in under a new tenancy. If you are already a T, and a subsequent annual check is done, then the LL has 28 days in which to get the certificate to you - see HSE webpages.:smiley:

    Either the HSE *or* the local Council can pursue a prosecution when a LL fails to comply with gas safety regs.

    Oh my god, I flushed the toilet upstairs... and its now coming out down through the ceiling heavy, flooding the en suite upstairs... I can't stop the water its coming out the toilet...

    On phone to environmental health.. but the whole ceiling is going to cave in.

    I could cry :(

    Its flooding everywhere !!!!!!

    Environmental health have picked up on 4 things he has to remedy.

    One being Gas Safety Certs and the other the soil stack isses.. defective ceiling etc..

    I am out of there now, not putting up with this.. I am furious and stressed and will be suing him for loss, stress, emotional upheaval... everything I can think ofn :mad:
