    Really, we are talking about a report which lists house prices as wealth.

    Therefore it's not hyperthetical to talk about that. Is someone "wealthy" because they have a house with 100k equity but are struggling day to day? Not like they can sell the house and take the equity is it....they will need somewhere else to live, so makes sod all difference either way.

    Oh whatever I can't be bothered.

    Making up an example of someone as "they are not feeling wealthy" and ignoring others is just plain stupidity.

    It's life their are example for everything but that does not mean it is the norm.
    Get used to it.

    If they liquidated their assets they would be worth the sale price of the assets.:confused:

    We will not know if this was or wasn't a "bull trap" until early next year.

    Bull traps, by definition, mean prices rise following a perceived bottom. Then, after a while the trend downwards continues.

    The clue is in the word trap. And it appears to have succeeded in snaring the bulls into thinking we are "back to normal"

    Hold your nerve bears. This time next year, average prices will be lower.

    I'm not classing smaller percentages as higher or anything else in which you wish to tell me I'm saying.

    I was simply asking if we pecieve houses, and HPI as wealth.

    I personally don't. That's why I bought up the recent poverty report.

    HPI is not wealth.

    Assets - Liabilities = net wealth (debt)

    So if you liquidate the assets that is the net wealth. Why is that hard to understand.:confused:

    It actually appears to be snaring more bears than "bulls", most of the "bulls" here have been pointing out that stagnation is more likely (which is what the NW suggest) following a shortish term effect because of pent up demand, whereas the bears are in a state of advanced lather at the idea that prices are going up again.

    It was an inheritance and I sold in order to pay off my mortgages.
