Hmmm, not bad compared to nice inner city suburbs such as vaucleuse where a semi will cost upwards of a million, but those western sydney suburbs are their equivilent to living in the less attractive parts of Luton...;)

The main problem with living in the West is that the climate isn't as good as the East. It gets hotter in summer and colder in winter.
There is plenty of value to be had out of Sydney housing - places like Gladesville, Ryde etc are pretty cheap, are good areas and are nice and central. The Shire also has some nice cheap places and has some really good suburbs.
It isn't really reasonable to compare Vaucluse with anything other than the most expensive parts of London - it certainly isn't typical of Sydney (although it is very nice).
I just got back from the ACT and there is plenty of reasonably priced housing there. For example, Bungendore in NSW is a 30 minute commute to Canberra and you can find plenty of 3 and 4 bed houses on big blocks for less than $400,000.0 -

i just didn't agree the valuation was therefore what the buyer / lender could afford.

I confess to being a big fan of Canberra. I like the place a lot, and yes, it is much cheaper than Sydney/Melbourne. Plus it benefits from not having the appalling traffic and sprawl, and still has a bit of a small town feel, at least, when Parliament isn't sitting anyway. But on the downside, wages are much lower than Syd/Mel too. I like Canberra and don't really understand why Aussies are so down on the place.
I agree about the wages for tradies/clerical but I think for professionals the wages are only about 5-10% less than Sydney and the cost of living is significantly lower.
I agree about the middle of nowhere thing. Then you're only a little over an hour from the Ocean (quicker than from Penrith or Blacktown) and close to the snow fields too.
It's a great place for cycling which is good for me.0
