We have decided that a leaflet drop is the way to go as we are having no luck finding a house - very frustrating although our savings are shooting up nicely!

Well, update from me. After a week the owners called us, having had EAs round to value, with the asking price. Which was amazingly realistic and reasonable with the way prices have gone. We went back Sunday afternoon and then last night (both our families wanting a look
).
Meanwhile, Sunday evening the owners drove round and looked (from the outside) at everything on the market that fits what they're looking for, but didn't like any of them.
So, we've told them what we'd pay and the details (what we want included, reiterated our position, blah blah blah). If something comes onto the market that they want, they can give us a call. Meanwhile, we'll keep hoping something else comes on the market for us (it's a small estate we're targetting with low turnover historically).
Not the dream outcome, but you never know what else will come on the market, for us for them. Que sera sera as my nan would have said.0 -
Hi-from my experience you should do it-or try my way.It was a success and also told a friend what I did,she tried the same and got the house she had wanted for years.In her case the owner was elderly,had just gone into a nursing home and the family were eager not to pay estate agents fee's and get a quick sale.
About 12 years ago,I hand wrote a very polite letter to the owner of a house I was interested in and posted it through the door with my phone number and name.I explained that we were local,had young children and looking for a family home in that area,close to our families and we that were not developers out to make a good buttie off it(or words to that effect).I asked if the owner was ever interested in selling the property,to call and dicuss giving us 1st option on buying it.If not,thanks for her time and sorry to bother her.It was a wreck and in a very bad state of neglect (the owner was an alcoholic,we later found out)
The owner phoned,was desperate to sell and we dealt with her and her son as witness to negotiate-she was not offended at all and was relieved to move on(property too big and unmanageable for her)
I think if you do it in a polite way with no pressure you may get results-if you think of how you would want to be approached about selling your property and deal with it in that manner.
So we bought it and did a mega amount of work to it.The best quote was a friend coming into the house when we first got the keys and saying "Wow! Look at that amazing old wooden coving!" to which we replied ....."That's nicotine,mate"Fabi x0
