At the end of the day what have you got to lose!!! And you never know you might find your dream house in the end!
Cheers Purplebuzz,
I did put my mobile on there too so was hoping if any e-mails did bounce back they might give me a call.0 -

We leaflet dropped one specific house when we missed out on the place next door a few years ago. Unfortunately they weren't interested in selling at the time but as others have said you have nothing to lose and everything to gain.
I certainly wouldn't do it through an agent from the start. If the sellers decide they want to use an agent you could always agree to appoint one once you had agreed a sale if that is what was preferred (not sure why to be honest though!)
Best of luck0 -
We leafleted about 30 houses this morning, and had a call from one to say they've been considering moving on and off for a while and not got around to doing anything about it yet. Going to take a look tomorrow.0

Update: viewed the house yesterday and we liked it.
Owner is now getting a couple of agents round for a valuation, and will come back to us with the price it would be marketed at. If that's in line with what we're thinking, we'll do a second viewing.
This is the letter we used in case it helps anyone:

Hi,
We are a young couple, looking to buy a long-term family home on the (XYZ) development. Please excuse this rather direct approach, but there is very little on the market and your house looks like one we would be interested in. We are looking for a four-bedroom detached property with a south or west facing rear garden.
If you have been considering selling, please do get in touch with us at home on (home phone number - thought a mobile would look more scammy). We are currently in rented accommodation so can move quickly, and have our deposit and mortgage agreement in principle in place. We would be happy to deal with you directly to save your estate agency fees, or alternatively deal through an estate agent if you prefer.
Yours sincerely,
(our names)0 -
I'd put a mobile as well, people often prefer to text rather than have to speak to you initially.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I found my buyer by chance, waiting in line at the COOP, saved me 1.5% agents bill.0

What happened to the good old days where people weren't afraid to speak to each other?
Fair point though; wouldn't be a bad idea to add one, but I do think it looks better to have a landline as well.
We gave them a mobile number when we viewed as it'll be easier for them to get in touch with us both out at work full time.0 -
I think it is a good idea to leaflet drop. Our EA did this for us as we have been looking for a house since January!
Although nothing came of it I do think it is a good idea, most people are scared of putting their house on the market in this current climate as they do not want it on for months on end with no interest.
Good luck with the leaflet drop.
And congrats sarah sounds like it has had a positive outcome for you...hope the valuation comes back within your price range!!0 -
My mother got her bungalow that way. She had decided there were only a couple of streets she was prepared to live in and put a hand written note into each property in that street she liked. She was fed up with the estate agents she had registered with sending her lots of properties she was not interested in at all.0
