LL won't let us have a dog..

OP - I can understand where you are coming from but you must also respect the views of your landlord. You rented a property which specifically excluded pets and this would have been done for a reason. Whilst I am a pet lover myself - have two cats and previously had a lovely golden retriever - I would not allow pets in my rented property following experience with a previous tennant who we allowed to have a dog as he stated he would keep it outside and it would not come through the house.
How niave I was!! The house stunk of dog and urine when the tennant moved out (having not paid his last months rent thus leaving me only £100 to replace all the carpets and pay for a thorough clean of the house).
I will never again allow a dog or cat into the property no matter what sort of promises the tennant makes or how good the pet appears to behave.0 -

If you have hard floors and non-fabric furniture and you wash the dog (and the dog's bed/blankets) regularly you can keep the smell to a minimum.
If you have an active dog (something that runs around in fields/parks rather than getting transported around in a handbag) and you have carpets and fabric furniture you allow your dog up on, then no amount of shampooing the dog will shift the smell. It'd take a regular carpet shampooing!
Well....I do have a lino floor in the kitchen where he sleeps, he isn't allowed on the furniture, I do wash his bedding weekly and he does get bathed regularly so I must be in the minority of people who owns a not-very-smelly dog. I vacuum the house regularly, I groom the dog regularly and I do have the carpets cleaned annually so I am doing everything right in preventing unwanted pongs.
Oh and he doesn't get transported around in a handbag LOL !0 -

So just because you stuffed up in your judgements with your tenant how does that make my landlord naive?
As I have explained, (in my experience) MOST Landlords do not allow pets and when they do some live to regret it. It is naive to think the deposit will cover any damage. Hopefully you will not abuse your LLs trust :rotfl:"A nation's greatness is measured by how it treats its weakest members." ~ Mahatma Gandhi

You see, I can totally understand why any LL would say no, some pet owners are lazy and don't take good care of the pet or their home. I am not one of them though but then I guess he has no way of knowing that.
I do have a tiled utility room and a good sized back yard, so when the dog is wet, it wouldn't go anywhere near the living room.
The reason I want one is because I don't work due to health issues, I suffer from depression and anxiety quite badly (among other things) and we thought that if I had a dog it would give me something to focus on during the day, it would get me out of bed in the morning, it would get me out of the house. I would have to do all these things because I could never neglect an animal. I think it would do wonders for me. And I also think i'll feel better at night when my boyfriend isn't here. If you think this is stupid, i'd really appreciate you keep those comments to yourself, it's not stupid to me
It's quite interesting reading everybody's opinions on this subject though. Think happy & you'll be happy

I wouldn't dream of abusing his trust - we're decent, respectable (and clean) people who care for our flat as if it were our own. We have insurance for the dog and insurance for the contents and if / when we leave the property I will ensure that the carpets have been professionally cleaned (as I have done with every rental).
If I were the OP I would try to ascertain whether the 'no pets' clause was negotiable (maybe they have massive allergies and intend to live in the flat in the future - who knows). If the clause is non-negotiable then the landlord's decision must be respected and adhered to.0 -

Get yourself down to your local animal rescue centre, walk, clean and feed all the animals there - it is a responsibility that should get you out of bed as rescue centres are desparate for helpers who will commit their time rather than 'oh well if can I bother my !!!!! and it's dry and I don't have to handle pooh I'll be there about midday'
Also seeing the plight of many of these animals will hopefully help you come to terms with your depression.0 -

Whether you train it or not, if you are buying a puppy there will be accidents just as children have accidents. Even if the LL changed his mind and said 'yes' you may well have to budget for replacing his carpet when you leave.
I know they will moult and hair does get everywhere but like Frugallass has said, there are ways to keep this to a minimum.
I grew up with Labs, I know how messy they can be but I also know we kept our house clean, it wasn't a huge problem, the house was hoovered everyday and the house didn't smell of dogs.
I also know about accidents, I wouldn't be going into this thinking I am going to be the first puppy owner who doesn't have to put up with mess but I know that I can clean it up almost as soon as it's done it. I will get the carpet professionally cleaned as well. Think happy & you'll be happy
