LL won't let us have a dog..

    I know they are very playful and destructive but the dog will be looked after all the time and if it does cause any damage, it's most likely going to be our furniture, which is no concern of the LL.

    With regards to them moulting, I am fully aware of how messy Labs can be, but I also know how to groom them and like I said, it wouldn't be allowed upstairs, so the only carpet it would get hairs on is the living room carpet.

    We can't move anyway, so if he says no again then it's a no and i'll just have to get over it. I just want the chance to explain to him why I want one. :)

    As I explained .......... I had a tennant with a cat ............... it cost me far more than the deposit to repair damage. I was naive and have learned from my mistake :A

    Depends on your furnishings....

    If you have hard floors and non-fabric furniture and you wash the dog (and the dog's bed/blankets) regularly you can keep the smell to a minimum.

    If you have an active dog (something that runs around in fields/parks rather than getting transported around in a handbag) and you have carpets and fabric furniture you allow your dog up on, then no amount of shampooing the dog will shift the smell. It'd take a regular carpet shampooing!

  • I have a mate who has a few rentals, he doesn't allow pets at all in any of them.
    His reasons:

    If its a block of flats and 1 of the tennants got bit, whose responsability would it be? He didn't want it to be his.
    Would he be entitled to see copies of Pet Insurance or household/liability insurance. Its 1 more hassle for the landlord.
    He didn't want any puppies/kittens as they are destructive unless caged, would he be allowed to state the animal must be caged unless the owner is at home.
    Would he be allowed to dictate how often the animal be exercised for?
    He didn't want any extra hassle from the exiting tennant over damage/clealiness of the property than normal.
    He didn't want any further agro than day-to-day issues arising from managing a property, he's in it to make a profit.

    Many years ago I rented out my home whilst I lived with my then boyfriend, I accepted a couple with a dog as they seemed very normal the guy had owned the dog for years so as a dog owner myself I couldn't see the problem.

    When I got the house back it had never been hoovered, the carpet was completely buried under hair and smelt disgusting. I couldn't believe the owner could be so irresponsible - but that's human beings for you some are good, some bad, some just plain stupid!

    I agree the LL probably made you put your request in writing to the LA so that he didn't have to say no and get into a discussion about it with you, it is also proof you asked and were refused rather than it just being a verbal conversion.

    Grooming doesn't get rid of all hair. If the living room has carpet, it will get hairy - there's no ifs, buts or maybes on that.

    Whether you train it or not, if you are buying a puppy there will be accidents just as children have accidents. Even if the LL changed his mind and said 'yes' you may well have to budget for replacing his carpet when you leave.

    No.

    So just because you stuffed up in your judgements with your tenant how does that make my landlord naive?

    This just isn't true. Wet Dog is one of the most annoying smells to shift!

    from the dog yeah, not from the house !

    When my dog begins to pong he gets a bath or a shower
    (with my help of course)
