To keep the LL away, I made sure I kept the house immaculately maintained: plumbing when the toilet failed, painted and varnished the windows inside and out, returfed the garden, repaired and treated the old fences and gate, even repaired part of the tarmac drive, the place was left in a far better condition than when I moved in.
On the final inspection day, the LL said "If all my tenants were like you, my life would be a lot easier!"
That sounds great Volcano, and you are a model tenant when it comes to looking after a place, except you went against what you agreed to when signing the tenancy.
There are threads on here about LL's not giving notice 24 hrs before calling round, keeping on top of repairs etc as per their obligation in the AST. It works both ways, and no party can make an excuse and claim they have the right to ignore certain points they signed their name to. The only way that letting is going to get better is when both sides play fair and do what they agree to do.
All this talk about pets make me laugh really, as the most destruction I have ever had in a property came from feral kids, whose parents were so out of their head on cannabis, they had no idea what their sprogs were up to, smashing windows and starting fires! Forget about dog training, it's some parents that need to go back to school before bringing children into the world!
The OP is being very sensible, consulting and not going against the wishes of her LL. The fact she takes her tenancy seriously, gives me no doubt that she would apply the same duty to her dog. Good luck OP, and I am sure you will get your pet one day. .

I prefer no pets but I also recognise a good tenant.
When my tenant asked, I agreed because I love dogs even though I don't have one (because I work all day). Cats would have been a different thing.

i did start going back a few pages but with all the repetitive replies my mind started to mush [and its having a fragile day]when the first cup of coffee tastes like washing up she knows she's losing it0 -

Why would cats be a different thing? Would cats be able to damage an unfurnished property?
I currently rent an unfurnished property and there is so many cats pooing in my garden. Someone suggested I get my own cat as it will stop other cats pooing in the garden and my own will poo in other gardens (presumably gardens with no cats)!
Can cats do damage to unfurnished rentals? I'm not sure how they could? Does anyone know?:eek:0 -

I suppose some cats do that 'squirty' thing and it stinks lol
(buy some lemons and limes and chop them up into chunks then sprinkle all over where you don't want cats to 'go' - they hate the smell of citrus)0 -

Well the risks of a cat in an unfurnished property would be scratching up carpets/peeing on them and scratching vertical wood surfaces (doors, kitchen cabinets etc).
