I have responded to this about 3 or 4 times now ISTL.
On a forum such as this, where we are discussing house prices as a whole, the economy as a whole, mortgages as a whole, and using Nationwide, Halifax, and other mesaures as a whole, there is absolutely NO point disregarding whats going on on a national level and focusing on, dare I say it, small areas which happened to have gone up that single month.
I know you say you should look at your local area, but on forums like this, having the discussions we have, we cannot, ever, focus on our local areas, as arguments would just go round and round and round as no one would be able to base anything on actual fact.
So yes, I agree with you as I have said before, but on a forum, where we are all based in different parts of the UK it is absolutely hopeless to be all discussing our individual post codes and towns.
We NEED to discuss on a national level to have something solid to base what we are discussing on. Your insistance in picking areas each month that have gone up, lead to these arguments, as like I said, it's pointless you pointing out merthy tydvil has gone up, posting graphs etc, then the month it drops, you drop Merthr like a brick and then pick somewhere else thats gone up 0.2% in a single month to say house prices are rising.
I notice you don't at the same time pick out local wages, but always rely on national level wages. You cannot have it both ways unfortunately, and this is the last time I respond to you telling me we need to focus on localities, while your backup is national averages and national indicators and then telling me I HAVE to accept what you are saying, when I have never denied it.0 -

On the contrary, of course when looking at national wages, it is compared to against national averages.
I have on many occasions provided the ONS link which does break down into local average wages as well for those that want to compare against the local house prices.
But then again, I'm not really interested too much in that data as I would then be more focussing on my personal situation, not what the local average wage is:wall:

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
