    Yes you`re right,trouble is their "lower price" is still a high price in most people`s eyes.

    A few years ago, where I live, there were eight EA and one was renown for under valuing houses just to get a sale.
    At present I believe we`re down to six but there doesn`t seem to be any difference in their fees and they wont budge when pressed.

    In these hard and worrying times I wouldn`t think they would try to operate a cartel
    would they?

    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    Only thing that doesn't quite gel is that you consider it fine for either the buyer or seller to take a £500.00 knock, but think it unreasonable that the EA should.

    I would have thought £1200 commision was better than nothing.

    Given the facts of the situation, the seller actually kinda seems like the sensible one to me.

    The potential buyer has increased their offer by £9,500 without any movement from the seller. They're within £500 of the asking price in this market. I think it's fairly clear they want the house, and they want it alot. They're also a pretty crap negotiator.

    The house is on the market only 2 weeks and has already attracted one buyer who really wants the house and is within £500 of an asking price. The house is obviously well priced and in a saleable location.

    While I'd usually say he should just drop his asking price by £500 without batting an eyelid, I reckon it's worth waiting a few days in this case to see what happens. That buyer may well talk themselves into "I'm not going to lose the house of my dreams over £500".

    I never even spoke to most other agents so would have never know if any group did operate a cartel. You may be surprised as even I did not like most of them. But I was never in the typical mould always taking a different approach.

    A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.

    What is quite common is for sellers to get too carried away with an early flurry of interest and viewings. So it is beholden on the EA to advise them appropriately. I have seen many sellers, who felt overly confident about the level of early interest and offers, to wish six months later that they had taken this early offer. Especially when they have needed to drop the asking price below that early offer figure.
