    Rockporkchop - on another thread you're considering buying a holiday business at £850K. Here's one at well under half that. I know it's not quite what you're after, but as a business investor what would attract you to buy it?

    Hi Lincroft - I was just looking at that holiday let business because it was such a lovely family home with a business on the side which would hopefully mean I would work less hours than I do now. I couldn't even begin to imagine the stress and the hours involved in running something the size of the OP's hotel.

    They finally lost their patience when they were sent a note via room service saying rooms 3, 24 and 38 would like to join them.
    When they complained to reception they were told they had booked on a swingers' weekend, but nobody had told them.

    hi. i am still here. been busy, thankfully. nowhere near where we should be, but busy nontheless

    the guy that was doing my website got as far as a preview build, then disappeared so im trying to sort something out in that respect and have seen a couple of interesting prospects.

    in terms of advertising via the internet, the majority of those that have multiple hotels on their websites are appalling. badly designed and no real push for anything. long lists that dont really give anything away. very unproffessional. im leaning to thinking that the way to go would be to try and make sure we come up on those maps. you know when you do a business search on google and the little map comes up showing all the local businesses pertinent to your search? yeah, that. currently researching atm, but cant seem to find any way to ensure that you come up on it. im on similar on yahoo and am looking at expanding the search words.

    anyone know about google adwords and how to make it really work for you, if indeed it is any use at all?

    There is a regular poster called PasturesNew who is very adept at all of that. She has posted on this thread and there are keywords advice; pages 65 onwards I think.
    It's a long thread but the info is in it somewhere.

    Hope it's panning out but try not to 'flog a dead horse'......I have spent huge amount of hours in the past flogging at way at things that should have been deleted out of my business.

    Selling at 'a loss' isn't always 'a loss' in the end either, but you don't see the gains until the loss is sorted out and gone...if that makes sense?

    Wow, sounds like my double hear, my condition and circumstances exactly the same as!
    In my opinion why should we give potential buyers a good set of accounts? The Commercial property's are painfully cheap in Blackpool due to the corrupt local Banks, Estate agents and Councillors who work together to suppress prices! Running a Hotel in Blackpool is not a profit making business any more. The average B & B Tariff is around £20 per night, this is due to the clientele that come hear and there's not many of them left either.

    Esate agents are no good what so ever, they want money up front...then hear no more!

    I also have not read all the 10-11 pages, so please advise me if you know any way I can sell my Hotel. I've dropped from £400k 4 years ago to £270k present time and still can't sell, not dropping any more. HELP!

    Not meaning to be unhelpful, but if you read through the whole thread you would see there are lots and lots of posts with helpful advice on how you might sell your hotel ;)

  • I've now read about half way through the pages and had enough.
    It's 2009 and selling beds at £20 or £25 per night B & B....... especially Licensed Guests Houses is not viable at this day and age.
    All the rising cost's of Gas, Elect, Water etc and all other necessary charges of owning and running a Licensed Hotel....just doesn't work!
    The general public are not aware of the cost's and stress involved running these places.
    Family's with kids are the worst, they want large family rooms and pay next to nothing for there kid's and free parking.
    They don't want to pay for kids breakfast, yet they let them drop food and grease all over the carpets, let them run riot all over the building.
    Then bring there takeaways back to there rooms and spill grease all over the bedding and floor!
    By the time you've cleaned up after them you've done it for nothing.......not all family's, just most of them.
    Please before you all start on me.....I'm not an old grumpy git, I'm tired of working 24/7 for 8 years for nothing.
    Numbers have dropped dramatically to Blackpool especially those staying in Hotels, the Council is to blame.
    They have let this lovely old place drop to a depressing state of repair, I'm ashamed to tell people I live hear!
    The days of Victorian style Gust Houses in Blackpool have had there day, it's all over for us.
    I think there is something big happening hear soon, otherwise why would they grant planning permission to build 15 Travel/Premier inn type lodges amongst others, 5 of which are already up and running?
    I also hear strong rumours Disney World are looking at purchasing 'Pleasure Beach' when contracts allow, that would make a lot of sense regards to all the new Hotel's planned.
    "SLOWDOG" don't spend any more money. The d*** heads coming hear wont pay, you'd be on a looser!

    The Council are not dishing out any more MO's (Multiple Occupancy Certificates) because there are to many run down property's with Scrout's in them.
    Very few planning applications passed for conversions to flats, as there are to many already. You also have to have adequate parking for the flats, if they did grant.
    The only thing the Council offered me was to convert to Holliday flats, ones again there are to many and the cost of conversion would not be viable.
    "Who the hell want's to cook there own breakfast when on holiday anyway?"

    "Christ" 37 rooms you have, that size property should be worth £400k with out any accounts?
    My advise to you would be - you and your wife get part time jobs, claim low income tax credit's and freeze your business rates for 12 months.
    The Government are giving small businesses a 12 month rest period if they are struggling, this would give you and your wife some time out to reflect?

    If I haven't sold mine by next spring, I'm going to de-commission what ever the Council says, it used to be a house so how can they stop me?

    Better times are coming, just need to hang on in there. Now is a great time to purchase in Blackpool, developers that is or any one that wants a HUGE cheap house.
