a lot of legal polish, though even a lot of them have left town by the looks of it
on a side note, and to provide a little update for any of you kind souls that keep popping in and keeping tabs, im about to go and post a thread elsewhere (or maybe in here...who knows) asking for any information regarding student accommodation. this option is a bit of a long shot. a short term risk, but if you get past the short term, very beneficial financially. ie: much the same kind of income as now, but much less expenditure. and work for that matter0 -

I have seen struggling hotels turn part of their rooms over to all manner of other uses including students but it will impact on your usual type of guests. Funnily enough, but in smaller places, I have seen the whole of the hotel turned into medium stay accommodation for the homeless working with the LA.
One place with 12 rooms saw an enormous jump in profits and the work load cut down as the occupiers were not given any meals and had the clean bedding dropped outside of their room on the bedding changeover days. The couple who ran it were ex social worker types BUT whilst their income surged up the whole neigbourhood was blighted including woken up at all hours by police raids. Also every now and again one of their tenants went on a bender and thought it fun to trash the room.A retired senior partner, in own agency, with 40 years experience in property sales & new build. In latter part of career specialising in commercial - mostly business sales.0 -

ok, a little update as to some of the things we are doing.
wanting to get the local EA's to take new pics, but the weather is standing in the way of that. will get the write up sorted as well to reflect things that have been improved over the past few years.
a kind soul from here is currently building me a new website.
have phoned local council and had long chats regarding planning permission and attaining it, amongst other things. looks like i will only be getting "permission in principle" as i dont see the point in spending a great deal of money to get actual PP. you see, to get it, we would have to draw up plans of how we want to convert it. long and perhaps not a necessary process. the local council were absolutely no help whatsoever though. a massive disappointment. i actually came away thinking that they dont care.
looks like the student accomodation is a no go. i always knew that funds would be tricky anyway, but the government department that gives the money for these projects (new colleges, etc) has no money left. expected time for them to get the money to fund the project? 10 - 20 years.
waiting on a local EA to come and have a chat about evaluating us for auction. also looking into the quick sale companies. im HIGHLY suspicious of them, and suspect that this option, well, isnt an option, but, i guess its a case of dont ask, dont know. any reputable ones people have heard of? if that even possible?
the interesting thing will be to get a new evaluation based on the current market. once we know that, it will give us a better idea of where we stand. we are still going of an evaluation that we recieved some years ago, and obviously, we think we have reduced the asking price quite a lot. it will be interesting to see where we stand in that respect.0 -

I don't know much about planning etc, but the "outline" permission might be good enough to tempt some interested developers. As you say, the detailed is indeed a lot of work and expense and if you are just getting the permission to sell the place then a developer might have a completely different idea about what they want to do, so just a nod that it is, in theory, ok to redevelop might be enough.0 -
Are there a lot of students in Blackpool?
For bums on seats this summer do a couple of thousand leaflets advertising cheap holidays and go deliver them at a small town off the main rail route to blackpool.0 -

It isn't a local planning officer's job to "care", other than to ensure that any proposed development is not detrimental to the area and does not offend local planning policy.
"Quick buy" companies are great if you want to sell your property at way, way below market value. Not being insulting, but just looking at viability for them, I don't think they'd be interested.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

i didnt say a local planning officer. i meant the entire local council / local government / full government. i understand the planning departments point of view / position.
with regards to quick buy companies. i realise they buy at way below value. why wouldnt it be viable for them though?0
