We did check with the solicitor about this as it has never been a problem for us - as I said it is occasionally and it can only be heard if you are in the room next to his living room, not throughout the whole flat. The neighbour has always been approachable and friendly so I have never classed him as a nuisance. Everyone I have spoken to says that it would only be classed as a problem if there had been a dispute or we had made official complaints about him.

I'd be pretty annoyed if an EA gave out our number without our consent (it's possibly against Data Protection anyway).

Having said that some friend's got so peed off with their vendor's EA dragging their feet over negotiations (the survey revealed some things that needed addressing) that in the end they all met, minus the EA. My friends put a note through their door with their number on it asking for a call (they already knew the address, natch!) and thrashed it out over the kitchen table. Both parties were happy to do this and it ended happily - the vendors saw my friends weren't taking them for a ride, and vice versa. The EA was not only dragging their feet but they were also muddying the waters, iykwim.
Our buyers have now returned to us with new buyers of their own and they gladly gave us their phone number but we're on friendly terms and dont trust the estate agent

If you wanted a 'halfway' compromise you could offer him a hotmail email account! Mind you, if it is that he fancies you (and I would think given he called round and you chatted for an hour he probably does) and you really don't find him at all appealing then maybe this would just be an encouragement he doesn't really need!

When I bought my first property the man I bought from kept ringing me to ask me round for a drink, which was a little odd - I never went but the sale still went through, on reflection I think he was just being nice.

But when I bought my second house the sale definitely wouldn't have gone through if I hadn't had my sellers number. We had put an offer in and they had accepted it and agreed to wait for us to sell ours so the sold sign went up, one week after the for sale sign went back up, the estate agent had told them we had pulled out and advised they should put the house back up for sale, luckily I seen the sign and called them. They gave the estate agent 'what-for' and the sold sign went back up, one week later we sold our house and all was well, no thanks to the pesky EA.

Anyway if it wasn't for the communication with the seller we wouldn't be living here now.
