    We gave our vendor our phone number, which turned out to be a big mistake - there was a boundary dispute and he started ringing us up and swearing at is down the phone. He also went round to his EA and threatened him physically - scary or what! I guess it's okay so long as your vendor isn't a complete nutter.....

    thats exactly what I would be worried about happening. not always easy to spot the nutters either.

    Oh I did leave them all the takeaway details as well and left a bottle of bubbly in the fridge to wash it down with!!

    But I was also sensible and did leave all the details for the local gym as well... to work off the takeaway and drink!

    I'd be pretty annoyed if an EA gave out our number without our consent (it's possibly against Data Protection anyway).


    No "possibly" about it. Unless you've given consent, it'd be an absolute breach of information privacy legislation.

    I would be very wary of speaking to buyers directly. I understand what other posters have said about speeding the process along - indeed I spoke to the vendor of a property I was buying a few years ago because it was just getting out of control (for some reason he'd changed his name and boy did it complicate the conveyancing). However, you need to be very careful about revealing things.

    Example : someone mentioned earlier about communicating that their offer had been accepted along the chain. That's fine, but mention how much you like the place, especially mention that you're moving to e.g. secure a place in the catchment area for a particular school for your kids, and you're leaving yourself wide open. The buyer then knows you really need to move by a particular date, and lo & behold, the day before exchange they gazunder you. I've seen it happen on these trashy property shows on TV.

    Wouldn't say don't communicate...would say think carefully about what you're saying. My experience is however friendly buyers/sellers seem, you don't know them so don't trust them.

    I agree with you Cattie.

    I did put together a folder for them with all the details I thought might help them for the house and surrounding area in terms of shops doctors dentists etc. as they were relocating.

    I always do this for my buyers too Debra. When I bought my first property the owners had made up a list of useful information & I decided it was a great idea & expanded on it for future moves. I also leave my buyers a bottle of wine & welcome to your new home card for when they move in.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    They lost their previous buyer the day before exchange of contracts when they admitted they had been keeping an option on two properties and the other one was ready to exchange first so they were pretty pleased we had seen it through.

    Also, everyone agreed the completion date and then at the point of exchange the man at the top of the chain said he didn't want to do the day we had all agreed, he wanted to wait until the Friday. He said he would pull out if we didn't do it his way. We told him that the chain was longer than just his property, everyone else had arranged work and other stuff around what was agreed so tough. As predicted, he backed down and we all moved on the agreed Tuesday. (Just as well, it absolutely bucketed down with rain on the Friday whereas Tuesday was sunny). She was glad we had taken the initiative and forced his hand because she and her husband were living apart at the time because he had already started his new job so they were doubly keen to complete at the earliest possible time.

    hope my vendor realises this is now the done thing!

    On reading this thread it has made me think about one of the terms on the offer of our flat and that is that out new address has to be disclosed to our purchasers - I take it this is quite unusual.

    In saying that they appear to have a few unusual terms in their offer. They have stated that we must have had no nuisance from any persons - neighbours or otherwise. The occasional bit of music from the flat next door doesn't constitute a nuisance to me.

    If they have our address I amnot handing over my phone number as well but I will leave a note about the local area etc as other people have.

    I didn't think this was the norm and I'm not aware that my buyers have my new address.

    AS to noise I do believe that you can be sued if you don't disclose certain things!
