Isn't this what this board is for?

I guess so. I'm often accused of providing stats only for people to accuse them of being manipulated if they don't like the stats ;)

I'm sure it took you longer to type out the query rather than pressing the button on your mouse on the links provided

Nevermind, you have the info now ;)

What do you make of it?

Truly a wonderful discussion. However for a bit of realism I think it's important to revisit this unfortunate of events detailed below as a warning to anyone who might get caught up in the hype and hysteria. There's more than a hint of deja-vu ;)

At which point does deja vu overcome boredom or indeed deja vu ici beaucoup des fois parce que des gens quis poste au HPC viens ici touts les temps?

Not an area I know. :o

So whether this represents signficant activity in terms of sales / total properties I cannot comment.

The property market will always have a level of activity. The 3 D's see to that.

As long as some people believe that houses represent fair value for money then sales level will be maintained.

Local radio had extended interview with Nationwide today. The big creveat is the pent up held back sales. How long before people sell rather than attemting to rent. My guess is that this hold as long as interest rates remain where they are. Once they rise then rental yields under 10% don't hold water. The ability to fix for 5 years at around 6% including product fees is doing little more than giving the market a pause for breath.

The fundamental underlying issues still need to be addressed.
  • for us as potential FTB's these reports are still pretty irrelevant until there are more than 8 houses on the market under £200k, most of which have been on the market for the entire slump

    You only need one house.

If one seller goes bust or is pushing up against death duty limits then they are forced sellers and perhaps you can get a good price.
  • true, just at the moment none of the dross and/or overpriced houses that are available !

i think i've seen 2 new houses under £200k come onto the market here in the last 6 months. and about the same amount of sales...

Aha - I can use me A level french here. I got an 'E' by the way, although I like to think this had more to do with the tutors obsession with having us examined on Haussmanian architecture, imaginary contributions to WWII by la resistance, and French narrow gauge railways running to new towns outside Paris, than my deficiencies in the language.

Who do you specify as morons ?, it kinda gets depressing when the level of debate comes down to this, you think you stand on a 'higher step' at the moment because you own while others don't, poking fun at 'morons', it's not good form, the karma always gets you in the end.

I've also noticed that you joined in April 2007, yet have only started posting here since the bull run started a few months ago, where were you last year ? when prices were falling off a cliff, at least the likes of chucky, Dan, ISTL, mitchaa come along when things aren't going so well, I expect the likes of yourself to disappear when the indices again turn negative.

I've 'liked' this post - no idea what it means but pressed the button ..... I can't help myself when i see new gismo's !!
