    Hi everyone thanks for all the comments, we had some news this afternoon, the vendors have agreed to the offer of 250k as long as we pay the 5k estate agent fee!!! We said we would not pay 5k but would pay the estate agents fee at 1.25% + vat as that is what we are paying on our property and we think 2% was extortion (probably the EA pulling a fast one) . We added a provision to this offer, that they include all the white goods...they are going to give us an answer in the morning.

    My fingers are crossed that they will agree to this but in any case I am absolutely ecstatic that they have been open to negotiation as it is such a perfect property for me and my other half, it ticks all the boxes and more and has stacks of potential and I am amazed we have actually found a house we love in our preferred area.

    Shirlgirl congratulations on your property, sorry to hear the first one didn't go as hoped, the market is so difficult at the moment. Hope everything else goes nice and smoothly for you :beer:

    Hi Blondali will you go ahead if they won't agree to the 1 1/2% and white goods exchange? It sounds as if you've found a really good home for you so it would be a shame to miss out.

    Personally I wouldn't give a deadline but each to their own. If someone takes what I consider too long then I'd phone the EA and tell them I need an answer by x time or day.

    I am so happy! The vendors have agreed to our offer and will be leaving the white goods, so the long wait has paid off. I think we have got a lovely property at a good price and I can't wait to move in. Yay, I just hope everything goes smoothly from here on. It's so exciting :j
