    waiting for that phone call is nerve racking i think i wore away future mother in lws carpet with all that pacing

    oh only knew what was going off when i call him upset coz everything was going wrong

    then he only knew we got the place coz his mum text him saying "i'm in your house ner ner ner na ner!!!!"

    you think the excitments over when you get the keys but its not its just begining
    Well we finally did it got a house not on a main road, next a railway line or any other werid and wonderful things that get on my nerves!!!

    can i join the club?

    we put on an offer for full asking price (we did try to negotiate but they said they priced it honeslty so the house would seel quick) which was accepted on 21/02

    sollic and everything got taken care of at the beginning of March from our part

    after chasing up our sollic and the EA, it turns out that the vendors still havent sent their paperwork to their sollic!!!

    background to know on vendors: they have been half settled in London for 10 years now, so not in a chain and nowhere to go.

    new fact to know about the house: the structural report pointed out 4 non decorative stuff that needed to be done, we got quotes and total worked up would be a bit more than 2 grands.

    I tend to think that since they knew they hadnt done !!!!!! to the house in 27 years of occupancy, they are delaying the contracts on purpose because they still want to be able to pull out if we try to negotiate the price down without having to lose out any fees (what about what we paid for surveys and mortgage on our side?). Or maybe I am just paranoid but I really dont see what good reason they might have for not having given their paperwork to their sollic. I would not call that the behaviour of an honest vendor who wants a quick sale.

    the only reason why we havent tried to bring the price down yet, is because we are still waiting on one quote for some flashing.

    Of course they may pull out if you negotiate the price down. It's a risk you take. If you are waiting before mentioning you might want a reduction they will feel backed into a corner. The time to renegotiate a price is straight after you receive the survey, not minutes before exchange!

    well, we would like to know by how much we need to renegotiate first, seemed more sensible than trying to renegotiate blindly right after the structural report.

    I did not think of it from their side.. thx for that!

    it is quite coincidental that the price we first offered (and was rejected) was actually 2 grands cheaper than the asking price (the estimated cost of repairs).
