What options do we have to get to completion?

We are FTB's and our solicitors have the contracts ready for our purchase - there is nothing outstanding on our side. We are waiting for our vendors solicitors to draw up the contracts on their purchase (shared ownership). We were supposed to complete on 1st April.

This didn't happen, but we had to move out of our rented accomodation and are now with family. Some of our possesions are at our new home (assuming we ever move in) as the vendors have let us move some things in as we were really stuck.

We have now heard that it will take at least 5-7 working days to draw up the contract... what on earth can we do to speed things up? We have to move in before Easter to preserve our sanity :o  :o

Im a bit confused. Have you exchanged contracts? If so, why did they not move on the 1st April?

If not, there isnt much you can do except keep chasing your solicitor and EA to chase them and resign yourself to Easter en famille if necessary.

I realise this advice is no good to you now, but this scenario is the reason why you should never give notice on rented accommodation until contracts are exchanged. you cant be sure of a moving date until then. your solicitor should really have advised you of this. apologies if I have misunderstood.

    Hi booboomania,

I'm afraid that there isn't alot that you can do to speed things up here -as you are ready with your contract to proceed to exchange.

It shouldn't really take 5-7 days to do the contract (unless the lawyers are waiting for some info) but shared ownership can be quite complex. Once they have sent contracts, there will then be the issue of further enquiries until the purchaser (your vendor's lawyer) is satisfied with the legal title. So this may take you past Easter.

I am sorry that this isn't what you wanted to hear but hope it helps explain the process.

No we have not exchanged contracts yet. Experience now tells us we were very stupid to give notice on our rented property, but my husband felt sure that we would be in on 1st April!

We have been told by our vendors that the solicitors have everything they need, but the contracts now need to be drawn up.

I will be phoning the solicitors tomorrow, we are already on the case with the EA, and they seem more clueless than we do!

These things always take longer than you think! Hopefully you'll be in soon and you'll have saved yourself enough rent/mortgage for a nice piece of furniture and a bottle of vintage champagne when you finally move in.

I look forward to cracking open that champange... I think the bottle we have put to one side is now vintage as its been waiting to be opened for so long!
