    I'm not buying at the moment and have previously stated the reason why is to reduce the risk on my two BTL's

    I don't believe in over extending myself in order to own more properties, I'm the sort of quiet cautious guy who makes sound decisions based on facts available and not against speculation.

    Both my BTL's are on target to be paid off in 8 years, when I will be only 42.

    That said, I'll probably have a good closer look at the end of the year.
    the reason being is that I overpay the maximum on the BTL's and I have been able to save away a bit of money. My BTL's are due to be re-financed at the end of the year and I will have the option to put that savings towards further reducing the amortization period of my existing BTL's or indeed use as a deposit for a third place.

    Is that an okay reason for you?

    I would suggest that the reasons the BTL brigade are not buying is because they cannot afford to.

    Without HPI and the ability to MEW deposits they do not actually have any "money".

    I remember about a year or so back , when they finally acknowledged the possibility of a house price crash, they were saying it would be an opportunity to buy more.

    Interest rates have dropped faster than rental yields. Many BTL's are doing rather well on a cash flow basis.

    I agree with your reasoning though, it's madness to be buying for investment purposes right now. Buying somewhere to live is different because it's not always just a purely financial decision.
