    Well, as far as I know then there are many options that can be helpful in terms of buying home as, today property and houses are getting very expensive and it will be better for us to buy house which is located in an area where the construction is just started and by doing this, you will get house at much lower rates but, the value of house will get increase.

    hi all,
    can someone help me please,
    im in the process of buying my first home, however the solicitors have contacted me with the following message
    "The local search contained in the HIP is now out of date and we will be required to renew this, the cost of this is £287.66.
    If you call the office we will be able to take a card payment for this sum."

    they say the search was done on 18 Dec and must be less than 6months old on day of contract signing!

    Are they trying to pull a fastone on me? or is this real?

    Please help

    The local search will tell you about planning applications made in the area and I would say it's well worth updating. In the last 6 months it could wall have been agreed that the neighbours could build an extension that would devalue your house or a warehouse could be built increasing the traffic to the area etc. Whilst it may be unlikely that this had happened it seems like a reasonable precaution to check!

    thanks for explaining that, makes sense now. Will get it done, i think i just got worried when you hear horror stories of how cost mounts up.:eek:

    New to this forum, so please redirect if this enquiry in not in the right place.

    We have put in an offer on a property marketed at 450k to 465k. This was last sold in 2006 at 330k. No modifications or improvements have been made during this period and house price indicators as mentioned on this forum differ quite significantly from 385k to 485k.

    My question is: Is the asking price reasonable or is it really just down to what we are prepared to pay for it. The current selling price represents a significant increase in 4 years.

    Additionally - is a full survey worth the money?

    I'm in the process of buying my first place. It's a 2 bed flat. All agreed privately at 75k so no agent. However after survey and a closer inspection the electrics are dated and a bad smell from the sewage. This may just be because the flat is empty but the electrics will need doing. The owner doesn't agree and after I offered less basically told me to get stuffed! This is only property in the area within my reach and is quite nice! Am I'm being pedantic or should I expect this?

    I've been house-hunting for 15mths. A couple of days ago I put an offer in on my 1st choice house and got rejected in favour of a cash buyer. My 2nd choice house was having a 2nd viewing and I panicked a bit and made an offer which was accepted but I now think was too high. The property details said "Offers in excess of.." so I went £500 over that price, assuming that they would ignore anything under that.

    I know the other buyers put in a lower offer and now I think I've just been caught by a simple trick to increase the offers. I realise I could just withdraw my offer and walk away - the realisation that I rushed in at the last minute (after lots of thought and research along the way) is annoying me and might leave me with a slight resentment which mar my enjoyment of the house. Can I go back with a lower offer (nothing signed yet) without looking like a time-waster or idiot?
  • Today home buying is getting more problematic for people, due to so many facts like houses are getting more expensive and due to economic condition it is getting a bit tough for people but, hiring a good Realtor can be the more better option so that, one can easily sell and buy houses.

    longtallsally - do you want to live in that house? do you think the asking price was justified?
    you say you did you research and have been looking for a good while so is your only concern that you overpaid what others might have?
    everyone wants to get a good deal but how much will you care about that when you're settled in and enjoying living there? if it's a matter of a couple of grand and you can afford it, i would forgive yourself and trust that you made the decision to offer what you did in sound judgement.
    BUT if you are regretting your choice of house and it's a 2nd choice far away from what you had hoped to get, you need to think long and hard over whether to pull out. coming back with a lower offer is likely to be declined unless you have a very good reason to do so (ie you could wait until the survey comes in and try and negotiate down from there).
