    we are building a low energy house made of neopor "stones"; it will be 178m²; the architekt calculated a heating loss 48kWh/m²a.
    now we are thinking what kind of heating system should we install?? we have friends in germany, and they told us to use a geothermal heat pump. my friend also send me a link of a company, i think they are from austria or switzerland??!

    - and what is better gerothermal heat pump or air source heat pump?

    So,

    Given the "current climate" how much should I offer for a 170,000 house.

    Nobody else has looked at it recently.

    The owners are separated and I suspect keen to sell.

    We are first time buyers.

    Hi

    Another newbie. I'm currently stowing away cash for a deposit for a first house. I just wondered in terms of overpaying a mortgage, are there any limits on the amount of overpayment you can make each year? If there was a limit of 5k say, then I would want to put a larger deposit down. I basically want the mortgage to be no more than 70k for a 120-130k house and to pay the mortgage off in the shortest time possible.

    Any advice?


    it depends on the mortgage lender - each has different conditions, somne don't let you make any overpayments, some let you make them unlimited, some will only let you overpay by a set % of your usual monthly payment. Hope this helps

    As said above, most mortgages will only let you overpay by a set amount of percentage of the total mortgage. If you pay more than that there is usually a fee. Personally I would put as much money as you can spare into the initial deposit as you wont ever pay interest on that money. If you overpay monthly then you will be paying more interest over time.

    Additionally you can get better mortgage deals the more deposit you put down :)

    I asked this qestion today to a broker and they said 10% of the mortage per year is standard for overpayment.

    So in my case that would be £11,000 per year on a £110K mortage. Or £911 overpayment per month.
  • If i have been on my farthers mortgage for six months will that mean i will have to pay stamp duty?

    This is my first purchase of a property and i'm really stretching it already... another £1500 for stamp duty may mean i have to pull out :-(

    Do they check these things?
